Hi everyone,

What’s trending in the housing market here in Las Vegas?  Lots!!  Prices are rising-up, up and away.  The Median priced re-sale home is around $350k .

Every section of the Las Vegas Valley has New Homes under construction.  Depending on your likings there are homes around $150k usually condo and townhomes, then the skies the limit, you name it you can upgrade it in a new home in Summerlin, Henderson, North Las Vegas, the SW and NW.  Typically if you’re buying a new home most people send an average of $70k in upgrades at a home priced around $500k.  Which could include, flooring, cabinets, countertops, elevation of the home, extensions, lighting and electrical upgrades and so much more.  It’s all about personal taste and money when it comes to upgrading a new home.

There’s lots of buzz about the Raiders coming to Las Vegas.  Many bars/food establishments have claimed themselves as “Raiders bars”, I spent a lot of time downtown Las Vegas this weekend and already some places have started advertising for game day.  As more information about these bars pop up I’ll inform  you via this blog.

Vegas Golden Knights are always trending because they have done so much for the city.  During the horrible event on Oct. 1 2017 the Golden Knights took charge and showed the community how much respect they have for the victims, their families and the whole community in general.  So much love and gratitude shined through a really rough time here. The one year anniversary of Oct. 1st is coming soon.  there are many events planned for all people to come together to support one another.  I am sure the VGK will be a part of it all.

Weed, yes, we have legalized marijuana.  Many travelers arrive in Las Vegas and head straight to a dispensary.  Some people think Disney Land is the happiest place in the world, others believe Las Vegas is, Las Vegas is by far a big adult playground.

When half the homes on the market are suddenly marketed as “luxury,” the definition of the word starts to not have too much meaning of importance to the word. “Luxury” real estate is defined differently across different markets, as property values, median resident income and area development varies widely depending on the metro area.  We all know a home in Beverly Hills that sells for $2.5 million may be called a luxury while some builders in Las Vegas, Summerlin and Henderson  are selling homes in the low $400’s calling them Luxury.

Within Las Vegas the median price home right now is:  ESTIMATES only:

The median home value in Las Vegas Metro is near $236,800. Las Vegas Metro home values have gone up a little over 11%.  The median list price per sf. in Las Vegas city area is $148. The median price of homes currently listed, in ER status and C, P Status in Las Vegas Metro is $285,000 while the median price of single family homes that sold is $244,868. The median rent price in Las Vegas Metro is $1,300-$1400 which is the same as the Nevadan median  price of around $1,350.

Nellis AFB is located at 4475 England Ave, Nellis AFB, NV 89191, located in North Las Vegas, approximately 8 miles northeast of the city center, and less than 30 miles northwest of Lake Mead.  Near these cites south of the base include North Las Vegas, Las Vegas, Summerlin,  Paradise, Henderson, and Boulder City, NV.

Creech Air Force Base is home to Air Force’s 432d Wing, which has 6 operational squadrons, 1 maintenance squadron, and MQ-9 Reapers and the MQ-1 Predator unmanned aerial vehicle which is also used regularly in Afghanistan, Pakistan and Iraq. The base is the aerial demonstration training site for the AF’s precision flying team “Thunderbirds”. Creech Air Force Base is located about 45 miles northwest of our Nellis AFB and has  daily shuttles between the two and the sharing of some base services.

Hi there,

just a fun fact blog today, cause everything in my life is related to Real Estate in some way shape or form.  For example: as I sit here blogging about Las Vegas Homes for sale and what is important about what my readers want to know about our Las Vegas market.  Yes, I’ve seen housing the same color as my skittles. Many of them actually.  Most of these homes are located in housing areas that have NO HOA’s.

I just opened a little pack of bite size skittles.  Really never paying attention to anything but the love of them and how they make me happy.  I glanced down to see the pretty colors sitting there.  I was struck with wonder, how many skittles are there in this little package, and really what flavors are they?

13 were in this pack.  I’m going to go get another lil package and see if there’s 13 in all the packs or if the number varies.  There were more green apple bite size candies in this group.

2 hours later, I just had to out of pure curiosity I opened another little package of Skittles, this one has 15 pieces:  1 orange, 2 lemon, 5 strawberry, 3 grape and 4 green apple.   that’s it for me and the skittles, for today anyway!

HOWDY!!!!!!

let’s talk about living in Las Vegas, Henderson, SW, and NW  Las Vegas.  I can honestly say it’s all EXCITING!!!

Henderson  vs. Summerlin: Henderson and Summerlin are both wonderful places to live.  I hear all the time that there’s the Summerlin haters and the Henderson Haters.   It’s funny to me.  I wonder if they have EVEN lived in these two communities.  Seriously, I have experienced living in both areas.  I loved them both.  I raised my kids in Summerlin, moving from Iowa it seemed like more of a small home town environment.  The little town I moved from was populated with only 800 people, give or take a death or birth.  My children exceeded in their education at all schools they attended in Summerlin.  It was a wonderful time in our lives.

After they graduated I realized I could move around the valley, So, I moved to the SW for a little over a year.  I really loved living there, it was near the 215, shopping was friendly, good walking trails.  Very nice housing and neighbors.

After the SW I moved to Henderson, zip code 89052.  One of the best zip codes in the United States.  I too loved living there.  It was a great experience.  Lots of really nice parks, shopping and amenities everywhere.  It was a wonderful place to live.

My next move was to the far NW.  Way out in the country where there’s very few street lights.  Horse country.  It was really nice for me at the time.  I lived a very quite and kind of silent/isolated time.  It was so very peaceful.  I would walk for miles, some times over 14 miles a day.  The storms like to hit that area too.  So, to see some amazing light storms and experience the country life was very pleasant.  It reminded me of my life in Iowa and growing up on the farm.

Now, I live just outside of Summerlin.  It’s very nice there.  I do miss the country, I miss it very much,  It’s not too far from where I live so I can drive out there and get my country fix.
