Hi there,

The largest municipality by population in Nevada is Las Vegas.

Las Vegas is the most populous city in NV and an internationally renowned resort city known for gambling, shopping, fine dining and its nightlife, Red Rock Canyon, Mt. Charleston, low housing prices and beautiful weather.  Also known  as the Entertainment Capital of the World, Las Vegas is quickly transforming into a popular family and retirement city as well and it is now the 31st most populous city in the state. In 2016, the city has an estimated population of over 600,000 residents.

The population does not include North Las Vegas, Henderson or Green Valley.  Summerlin is considered Las Vegas, it has not become it’s own town per-say.

Yes, it’s very true, Canadians love the warm weather of Las Vegas and Florida.  As my Canadian clients say, we love the palm trees, love the sunshine and love the fun.  Canadian buyers in my opinion are amazing.  I love working with them.  They are always so excited to be buying a part of Las Vegas. And, I personally have a blast with them.  They have very high energy and really good intentions.

I have noticed lately a little switch in the Canadian buyers market here.  Many are starting to sell.  I’m not sure why.  It kinda makes me sad.  I hope that if you are Canadian and are reading my blog that you give me a call so I can help you with your Real Estate needs.  I’ve been helping buyers and sellers for over 16 years full time here in Vegas.

Do you smell it? It’s fresh air time to buy a home with a pool season in Las Vegas, NV

Hi all,

Have You ever noticed how the smell in the air changes over night sometimes?  I live 4.5 hours from the California beaches but I swear some days I smell the ocean.  That Lovely Fresh ocean salty breeze.

I looked up to see how many houses were for sale to fit my clients criteria.  1995 sf or more, 4 bedrooms, 1 bedroom to be downstairs,  outdoor pool and under $310,000.   I believe there were only 74 in the whole Las Vegas valley.   Las Vegas weather for the most part is typically warm.  I always see a switch in buyers when this time of year comes around.  The air changes, the sun is a little warmer, you start hearing more birds chirping all the signs that spring is almost here.  The big difference for us here in Las Vegas is that spring can feel like summer.  Where in other parts of the country spring feels like spring.  We kind of get a little head start on the warm weather.

Many business start putting out summer related out door dining.  Everything starts growing toward being outdoors, hence the buyers consciously or subconsciously wanting to buy a home with a pool.  It maybe something they never considered before depending on where they maybe moving from.  Or, Maybe they just want the ultimate “party” house.  I know when I moved to Vegas from Iowa, having a pool was a must.  I promised my kids we’d have a house with a pool and we did.  There were Lots of fond

Just last night I showed a couple 2 homes with swimming pools.  Something about the desert heat and seeing the pool is so refreshing.  It’s a great time for sellers to put their homes on the market too, especially if they have a pool.

Affordable Tiny Homes in NV. Where Are tiny houses allowed in Las Vegas? Pahrump? Henderson?

Hi Everyone,

How the heck are ya? Very well I hope.  If you’re here to know more about tiny homes in Las Vegas and other cities around Vegas then here we go.

First of All, Nevada is very rural, many people if you haven’t visited NV would think of just Vegas and the population of the valley.  When you start getting outside of Vegas you will see that it so very rural.  You can travel on and on and on and never see a home.

Here’s the kicker, Las Vegas of course like many cities have somewhat strict building codes.  I realize they are in place to protect home owners and the public.  But, If you’re wanting to live the “tiny house” movement life style, which I personally love the idea, it’s probably not gonna happen in Clark county.

Land in Clark county is not inexpensive either.  Living off the grid in Clark County, probably not gonna happen.  So, you can see that it’s not gonna happen and if so it surely wouldn’t be easy.

So, where in NV can we do our tiny home living.  Many areas. If you’re willing to NOT live in Vegas.  Of course, I love Vegas, I’ve been working with Buyers and sellers with their properties for over 15 years buy and sell here in Vegas.  I’m just sharing that many people DO NOT want big houses.  They don’t want all the maintenance, they want freedom to travel, to live simplistic, they are minimalist.

We just had another successful closing of a wonderful 2 bedroom home here in Las Vegas.  It is in a  gated community that  has a playground. It was almost completely remodeled.  Paint from the floor to ceiling. Brand new flooring throughout.  Pretty decent sized backyard.  Very close to the gym, grocery stores, restaurants, gas stations and the 215.   It sold for $150K  Very nice price for a home here in Sunny Las Vegas.
