Below you will see an picture of two water heaters. They were in a home I just sold. The solar panels are on the roof. The seller said he paid at least twice as much for a solar heater than what a standard heater would have cost. With the abundance of sunshine here in Las Vegas it makes sense to use solar power as much as we can. The Seller always had hot water when wanted and a lot of it. We all know that water heaters can take a little time to warm up and get the warmth going to the shower. And, It looks like with these two heaters you could take a very long warm shower. I don’t sell water heaters, I sell house but I think it is definitely a good idea to check into a solar heater, especially if your old heater just went out and you are in the market for a new one. Enjoy your day. Call, text or email me any time, Penny O’Brien 702.321.9383 GOWITHPENNY@yahoo.com

HOA’s what are they and why are they so popular in Las Vegas? If you are moving from the Midwest and other areas of the world that don’t have HOA’s you’re probably wondering what they are and why are they important or not important. To begin with HOA stands for Home Owners Association. Another term for HOA is CIC, Common Interest Community? Here is the NV Law that gives the meaning:
1. In the case of:
(a) A condominium or cooperative, all portions of the common-interest community other than the units, including easements in favor of units or the common elements over other units.
(b) A planned community, any real estate within a planned community which is owned or leased by the association, other than a unit.
2. In all common-interest communities, any other interests in real estate for the benefit of units’ owners which are subject to the declaration.
In other words when you purchase a home that is within a CIC you will receive a Re-Sale package that explains the rules and by-laws within the community. For example: it may state, when you can hang your Christmas lights, how long you can set your trash out and when and where the trash can needs to be. It may state you can’t paint your house purple. What type of landscaping you can have. What type of lighting you can install. Where you can park or not park. Many but not all CIC’s are in gated community so you have rules about how the gate code is given out or not given out. Many CIC’s are rules.
In communities that don’t have HOA rules, you more than likely can hang your Christmas lights all year long. You can work on your car in the driveway, you can park RV’s or boats on the street. In essence, you can do most anything you want and not get a warning or fined.
I moved here from Iowa and respectfully you cared about your property and how your neighbors are living in due respect to all of the community. The city may have had a few restrictions but all in all there weren’t many rules.
Many people are happy to live in community with HOA’s. Many people are not. It’s all about what is important to you. If you live within a HOA community you do not have the rights to change or go against the grade. You will not probably succeed at changing things.
If you are warned by the HOA to example: pull your weeds from the front yard or pressure wash the oil off your driveway I recommend doing what they ask. If not, you will be warned again and more than likely fined.
Many People who buy in HOA communities don’t realize that the HOA board members live in that community so they are somewhat policing the community. They are looking for violations of the homeowners. Some board members take this responsibility to the max and absolutely nit pick at homeowners to the point of annoyance and harassment.
I had at one time sold a condo to a client who loved the area, loved the complex but many of the board members took their position very seriously and in lack of a better way to explain were very terrible to the people who lived within the complex. Needless to say My client asked me to sell his condo for him because he could not stand the HOA board members harassments.
When living in a HOA community you will have fees to pay. Most every HOA is different in their monthly fee, quarterly fee or yearly fees.
If you have any questions about HOA’s I’d be happy to discuss with you more about them.
Thank you for your time and enjoy your life.

Testimonials: Here’s just a few words from some amazing clients:
Penny O’Brien has been my real estate agent for the past three months and just closed the deal on my Summerlin home. Penny has been a pleasure to work with, earning my respect and admiration for getting my family through the stressful task of selling a house. The time spent with Penny has given me the opportunity to observe a true professional at work. Her ability to get the job done, and done right has certainly paid off.
I am also a real stickler for well-documented paperwork and Penny certainly showed her ability to perform this task. Her paperwork was flawless, leaving absolutely no loose ends behind. Penny was also available at the most inconvenient times and frequently made trips to my home at all hours of the day and night. Simply put, I would recommend Penny to assist all of my friends and family when their real estate needs.”
– Warren Hensman, Summerlin
“Penny made the selling of my house easier than I ever imagined. She not only brought in a lot of traffic into my property, but she sold it quickly… at full price. I highly recommend her.”
– Michael, Summerlin, LV
Penny is the greatest. She was a great help in helping me understand all the paper work. I left it in her hands, I trusted her, and my house sold
within a week! I got every penny I asked for. If I ever move back to
Vegas, and am in the market for another house, she would be the first
person I called.

Southern Nevada home prices started 2017 with a somewhat rare and exciting. The January jump while the number of homes available for sale continued to shrink the market is strong.
According to GLVAR, the median price of existing single-family homes sold during January through its Multiple Listing Service (MLS) increased to $238,000. That was up 1.3 percent from December and up 8.7 percent from $219,000 in January 2016. Meanwhile, the median price of local condos and townhomes sold in January was $113,500, up slightly from December, but down 5.4 percent from January 2016.
This is great for homeowners because they actually are gaining equity in their homes.
The median single-family home price in Southern Nevada two years ago at this time was $200,000. One year ago, it was $219,000, “and now it’s up to $238,000. That’s a pretty great increase. .
Las Vegas home sales have also been on the rise. There are many reasons for home sales increasing, including an improving Las Vegas economy, and of course many of you know that home prices that are still lower than in most parts of California and a local population that is growing by about 2 percent per year.

Have You ever noticed how the smell in the air changes over night sometimes? I live 4.5 hours from the California beaches but I swear some days I smell the ocean. That Lovely Fresh ocean salty breeze.
I looked up to see how many houses were for sale to fit my clients criteria. 1995 sf or more, 4 bedrooms, 1 bedroom to be downstairs, outdoor pool and under $310,000. I believe there were only 74 in the whole Las Vegas valley. Las Vegas weather for the most part is typically warm. I always see a switch in buyers when this time of year comes around. The air changes, the sun is a little warmer, you start hearing more birds chirping all the signs that spring is almost here. The big difference for us here in Las Vegas is that spring can feel like summer. Where in other parts of the country spring feels like spring. We kind of get a little head start on the warm weather.
Many business start putting out summer related out door dining. Everything starts growing toward being outdoors, hence the buyers consciously or subconsciously wanting to buy a home with a pool. It maybe something they never considered before depending on where they maybe moving from. Or, Maybe they just want the ultimate “party” house. I know when I moved to Vegas from Iowa, having a pool was a must. I promised my kids we’d have a house with a pool and we did. There were Lots of fond
Las Vegas Housing market
Just last night I showed a couple 2 homes with swimming pools. Something about the desert heat and seeing the pool is so refreshing. It’s a great time for sellers to put their homes on the market too, especially if they have a pool.
Enjoy everyone. Your friend, Penny O’Brien

Happy Day to you. Are you interested in knowing a lot more about townhomes in Las Vegas that are for sale? In the past 3 months I have sold several. They are a fine way of owning a home without all the extra responsibility of owning a detached home. Here’s what is usually included in within the HOA when buying a townhome. Usually water and trash are included. Most of the time the landscaping in the front is covered too. Are you looking for a condo to buy or sell. I can Help. I work in all areas of the Las Vegas Valley and have clients who are cash buyers, FHA buyers, VA buyers, Conventional buyers and any other programs that may be used in the purchase of a home. Many of my clients have a tribal card and they qualify for the HUD 184 program. There’s so much out there for buyers to use for purchasing a home and coming in with very little down payment.
You can reach me, Penny @ 702.321.9383. I am a professional Realtor, we will have a good experience working together.
I really enjoy helping people with the purchase or sale of homes. I have over 16 years of full-time experience in Las Vegas. ENJOY your day. Penny

Yes, Nevada is a state that allows Real Estate Rebates. Only 10 states do not allow Rebates. So, for example for one of my clients they received $1500 at closing. They greatly appreciated and bought themselves things for their new home that I helped them find.
If you are interested in knowing more about how the rebate works, feel free to give me a call. Enjoy your day or evening.

Let’s be honest, shall we? If you don’t have a pre-approval letter from a lender when you are ready to buy do you really think that a seller will take you seriously? Think of it this way, let’s turn the situation around. You are the seller, I put your house on the market and offers start flooding in. Any one can offer any amount, someone could offer you a million dollars on a home valued at $200k. It does not mean that the lender/bank/financial company is going to loan you a million dollars for the house. They will loan you the appraised value, minus down payment amount depending on your loan type. You’re probably not going to go to the market and pay $20 a pound for apples, unless they are gold plated. Back to the pre-approval letter and buyers.
For the sack of being simple let’s say 2 offers come in. One offer is at list price, we believe after doing our investigation on the property that it will appraise for list. The second offer is at list and the buyer is willing to pay out of pocket an additional $20k cause it’s right next to their family and they have to have the house. The first offer came with a pre-approval letter and is a sound buyer. The second offer has no approval letter, you have no idea if this buyer is capable of purchasing your home or not. There’s no evidence of funds. NOW WHAT? Obviously, we ask for the letter of approval but they tell us, don’t worry we are good for the loan, we have good jobs, have money in our savings, we’ve bought before, the bank will give us the money. Are you going to believe them? I hope not. You have to be able to know at least at the time of their loan application that they were qualified for the loan. Things can change between then and the time of purchase.
So, the moral of the blog is, if we are going to go out there and start looking for a home for you, FIRST things FIRST, let’s talk with a lender. It’s important also to feel comfortable with the payment you will be making. You may fall in love with a house that is totally out of your price range. It’s all about preparing yourself for what is right for you.
What kind of loan will you be getting? FHA? VA? Conventional, HUD or paying CASH.
Now, are you ready? Let’s go see a lender and see what best for you. You can reach me at: 702.321.9383 Text, call or email: GoWithPenny@yahoo.com
ENJOY LIFE, Penny

Being honest and realistic, I, an experienced Realtor for over 17 years full-time have a hard time sometimes hearing the word Zillow. I understand that we are in the world of Internet and Instant satisfaction. I understand it’s fun for people to search on their own for their home. I understand how sometimes you feel like you’re a bother to keep asking about properties. The truth of Zillow is, they don’t and can’t possibly know how every housing market in the United States works. They are not experts in the Las Vegas housing market. I understand that they pull records from the Clark county Recorders office. But, what they don’t always know is a few very important factors. They don’t state how much money the seller contributed for the sale. They can’t possibly provide all the important money and transaction information that took place or is taking place.
Thankfully, my clients 99% of the time stay away from Zillow. Or, maybe they are searching but have enough respect for me to pay attention to what I can provide for them. I can provide the most recent information available from the MLS. It’s current. I always have time to go above and beyond the service I provide for my clients and they know it. I have the very best clients in the world.
If you would like to become my client, pick up your phone and send me a call or text @ 702.321.9383 Or, email me at GoWithPenny@yahoo.com
