there is an estimate of: 439 Single family homes, townhomes and condos for sale, of which means they are in ER status ( no offers ) and Contingent Status ( offer accepted ) Inventory in Summerlin and the rest of the valley, including North Las Vegas, Henderson, NW and SW.
We need more sellers. It’s the time to sell and buy here in Las Vegas. Many people are selling and purchasing another place, either bigger or smaller depending on their personal needs. Many other sellers are selling their homes and just cashing out their proceeds and either renting, moving in with family or leaving town.

Nellis AFB is located at 4475 England Ave, Nellis AFB, NV 89191, located in North Las Vegas, approximately 8 miles northeast of the city center, and less than 30 miles northwest of Lake Mead. Near these cites south of the base include North Las Vegas, Las Vegas, Summerlin, Paradise, Henderson, and Boulder City, NV.
Creech Air Force Base is home to Air Force’s 432d Wing, which has 6 operational squadrons, 1 maintenance squadron, and MQ-9 Reapers and the MQ-1 Predator unmanned aerial vehicle which is also used regularly in Afghanistan, Pakistan and Iraq. The base is the aerial demonstration training site for the AF’s precision flying team “Thunderbirds”. Creech Air Force Base is located about 45 miles northwest of our Nellis AFB and has daily shuttles between the two and the sharing of some base services.

Multigenerational house plans accommodate different reasons why there are more generations under the same roof these days. There is no major division between lodgings; all of the bedrooms, bathrooms and public spaces are encompassed in the same house or casita. Plans for multigenerational homes often create privacy by dividing bedrooms into separate wings, or by including a bathroom with every bedroom. The kitchen, dining room and other communal areas are generally shared.
Multi-Family house plans, typically include two or more complete living suites within the same structure/house. For Example: duplex or apartment complex, each living space includes a separate kitchen and living area and a separate entrance. Of course there are many different approaches to multi-family house plans and designs. Maybe a two-story home could contain living areas for three different families: one in the basement, a second on the ground floor and a third above. Alternatively, a townhouse-style design would place two, sometimes the same floor plan of living areas next to each other, with a separate entrance for each.

This map shows each state’s month-over-month selling price for August 2017. The light gray states, prices have gone up between July and August. This would suggest a seller’s market where buyers may face increased competition. New York and Wisconsin had the highest month-over-month price increases — both above 6% — likely indicating that their housing markets are gaining strength.
The full data lists the median selling prices in July 2017 and August 2017 for each state. The actual numbers can give some insight into the amount of inventory compared to demand from home buyers. Median selling prices are currently over $300,000 in many large seller’s markets including District of Columbia, Hawaii, California, Massachusetts, Colorado, Washington and New York. According to the data, District of Columbia had the highest median selling price in August 2017 at $510,099.

Yes, it’s true many courses are going to be closing if they already haven’t. As Las Vegas continues to grow in population our water supply is being pushed to the limit. If you ever fly over Lake Meade you will see the drop of water level on the shore lines against the mountains. It’s been taking place for a long time and people continue to say, Oh, it’s Las Vegas we will find a solution to our water shortage.
If you look around some of the areas of the Valley for instance the Lakes. The Lakes have manmade lakes. Several, they are tranquil and beautiful. I actually have several clients who bought in the Lakes for the purpose of having the Lakes to enjoy. You can’t fish at these lakes. They are there for cosmetic reasons. There are often many ducks who have made their homes in and around the lakes.
Desert Shores also has a few manmade Lakes. I do foresee in the future that these Lakes will not be around. With the rising prices of water and the water conservation program taking place. It just doesn’t make sense that homeowners associations will want to continue increasing their HOA fees in order to keep or maintain these water features.
