What does the American dream of owning a home mean to you? Here in Vegas, the Sin City Capital of the World. The fun adult playground. The city with so much to offer. The City who has fantastic sunshine throughout the year.
Many first-time home buyers are afraid to purchase. The truth is in most cases it’s better to buy then rent, and in most cases it’s cheaper. Plus, you don’t have a landlord and others to deal with, IT’S YOURS!!!

1. Square footage= SF
Like the story of Goldilocks and the 3 bears: Too small and you might quickly outgrow your new space. Too big can mean unnecessary energy bills and money spent furnishing space you never use. Too much space to clean in my opinion.
2. Drive time
Be sure your daily commute won’t leave you sitting in traffic, rethinking your relationship with your house. Consider driving to work from your potential home a couple times during rush hour to make sure you know what you’re getting into.
3. Walking distance
Being able to walk, bike or hike to shops, restaurants, parks and public transportation can really boost your quality of life.
Does the neighborhood include features that you feel are critical to your particular lifestyle, like yoga studios, late night takeout options or a safe playground for your kids and or your pets?
5. Planes, trains and automobiles
If you travel frequently, be sure you love how close your potential new home is to the airport, main highways or public transportation. Not a fan of planes flying overhead – or late night trains? Keep that in mind when checking out areas as well. We have a disclosure for that. 😉

Yes, you heard me right. If you really want to become familiar with your potential new home and communtiy I highly recommend checking out the neighborhood many times. Morning, noon, night and in the middle of the night. To some people that may sound extreme, but, really is it? You’re going to be living there for a number of years and yes, things change within neighborhoods. Houses get sold, people get pets, people become landlords instead of living in the dwelling. People die, get divorced, have more kids, maybe a business or housing community develops after you move in.
I always recommend to my buyers to check on the Las Vegas Metropolitan Police Departments website, http://www.lvmpd.com and go to a sex offender site Watchdog.com. There are many ways to look into what’s really going on within the community. And, of course one of my favorite ways to find out more about the neighborhood is to talk with the neighbors. Most people are more than willing to talk with us about their community.
Now, if you’re buying a New home, then that’s a completely different situation as far as talking with the neighbors, what I love about new communities is that everyone is new to the area. You all become neighbors at the same time. You can build your community into a community where people know one another and it’s exciting to have new neighbors and a new home.

Hi there everyone,
Yes, it’s very true, Canadians love the warm weather of Las Vegas and Florida. As my Canadian clients say, we love the palm trees, love the sunshine and love the fun. Canadian buyers in my opinion are amazing. I love working with them. They are always so excited to be buying a part of Las Vegas. And, I personally have a blast with them. They have very high energy and really good intentions.
I have noticed lately a little switch in the Canadian buyers market here. Many are starting to sell. I’m not sure why. It kinda makes me sad. I hope that if you are Canadian and are reading my blog that you give me a call so I can help you with your Real Estate needs.
