As you may know or may not know, Las Vegas has a HUGE inventory of NEW HOMES. Builders are building in every area of Vegas. Henderson, Summerlin , The Great Northwest, The Great Southwest, North Las Vegas, EVERYWHERE. It is so exciting.
Which builder are you looking for? KB Homes? Toll Brothers? Beazer? Pulte? Woodside? Lennar?DR Horton and many more. Let’s look and see what they have for sale. I can also share with you what incentives they offer.
Many people enjoy the idea of a new homes because they get the possible chance to pick the lot, flooring, cabinets, window coverings, etc. Plus, It’s like buying a new car vs. an used car. It’s all about what’s really important to you as the buyer.

Happy Day to you. Are you interested in knowing a lot more about townhomes in Las Vegas that are for sale? In the past 3 months I have sold several. They are a fine way of owning a home without all the extra responsibility of owning a detached home. Here’s what is usually included in within the HOA when buying a townhome. Usually water and trash are included. Most of the time the landscaping in the front is covered too. Are you looking for a condo to buy or sell. I can Help. So, Hi there everybody.
this is a very quick post about Nevada’s down payment assistance programs. There are a couple of ones that rock. I am not sure how long they are going to be in place so if I were you and you’re thinking about purchasing a home, give me a call, text or send an email. I have a buyer currently who is receiving 5% down on her purchase of a townhome purchase price $180,000. She is having to come in with just under $2000 TOTAL to purchase her place. There are other program that may not be familiar to you for instance the HUD 184 Loan Program.

Ready, Set Let’s get moving. Whether you know what it’s like to buy a house or have no clue you’ve come to the right place. I’ve been helping first time home buyers purchase their first place for over 15 years full-time.
So, what kind of questions do you have or perhaps doubts do you have? Does it go something like this?
- We don’t have enough money to buy. ( it doesn’t take much money to purchase a place. I have lots of options for you)
- Our credit sucks. (we can fix that)
- We are in a lease for a quite a while yet. (You never know how long it may take to find your place, It’s never too soon to start looking at homes)
- It’s cheaper to rent than own. (that’s not true in most cases)
- My friends, co-workers and family all say I am dreaming. (What’s wrong with Dreaming. Let’s get you educated so you can full-fill your dream)
- I heard I have to have a lot of money to purchase a home, the down payment, closing costs, inspections, the list goes on and on. (There are so many down payment assistant programs out here, closing costs can be paid by the seller, please do not get scared, I’m here to help)
Let’s see what the pros of owning your own home can be:
- Paint the walls whatever color you want.
- Be free to have pets. No one telling you that you can’t have a dog or cat etc.
- Place wall hanging and pictures wherever you’d like.
- Most of the time you will have a garage.
- Yard space.
- Lots more privacy.
- Independence and Freedom.
- The number of goodness of owning a home is priceless.

The Section 184 Home Loan Guarantee, is an amazing program, since January 2012, the Section 184 program has guaranteed over 15,000 loans, worth a total of almost $2.5 billion, to various individuals, Tribes, and TDHEs.
Here is what Section 184 Loans can be used for:
- The purchase of a new home
- The construction of a new home
- Refi a home, refinancing is available.
- The purchase and subsequent renovation of an existing home
- Renovating an existing home
- Section 184 loans can only be used for single (1-4 units) primary residences. They cannot be used for secondary homes or investment purposes.
Section 184 was specifically designed to help increase home ownership. It’s available in 37 states.

I get asked the question from my buyers every single day, how safe is this neighborhood? I can’t answer that question because of course we all know that people come and go out of neighborhoods quickly. No telling who is moving in or out for that matter. I always recommend a few ways to come to a conclusion on this situation of knowing about safety.
- I always recommend that they visit the home they are interested in several days and during the night hours. We all know that different times of the day can tell a lot about the activity taking place.
- I also suggest going on to Metro’s Police Dept. website. It is: http://www.lvmpd.com
- There is also a site to check on sex offenders and where they live: Website: http://www.familywatchdog.us
- Many times I will knock on the neighbors doors and get to know some of the people that live inside the community. They are always a good source of information.
Of course you must always go with what feels right. If you don’t feel comfortable with how you feel about the house. MOVE on.
I strive to always make sure my clients are happy with their purchase. I have happy clients who are happy living in their homes. I will not allow them to settle for a place just because of needing a place to live.

penny is a professional. she kept me updated through out the whole process. it was in a highly competitive market and there was a lot of ‘outbidding’ going on, and penny was onto the next place to show me. we saw about a dozen places which i put offers in about 6 after each offer was outbid by another. with her persistence, penny was able to land me the perfect fit. 9 years later in my same condo that penny found me, i couldn’t be any happier.
