National Native American Heritage Month, observed since 1990, gives Americans the opportunity to reflect, celebrate, and honor the Native People of this land. This year, we celebrate the 27th anniversary of this observance to marvel at their contributions to society, educate ourselves on their heritage and raise awareness about the challenges and triumphs they have endured throughout history.

Native Americans have contributed vastly in the arts, sciences, education, civic leadership, and engineering, just to name a few. They have served and continue to serve in our Armed Forces, pioneered many of our medical and vocational innovations, leading many of the environmental activism being carried out today.

Did you know? There are over 550 federally recognized tribes in America today and currently about 4.5 million Native Americans living in the U.S.

obtaining a NADL, law requires that:

  1. The applicant must be an eligible Veteran.
  2. The tribal organization or other appropriate Native American group must be participating in the VA direct loan program. The tribal organization must have signed a Memorandum of Understanding with the Secretary of Veterans Affairs, that spells out the conditions under which the program will operate on its trust lands.
  3. Apply for the Certificate of Eligibility.
  4. The loan must be to purchase, construct, or improve a home on Native American trust land.
  5. The Veteran must occupy the property as his or her primary residence.
  6. The Veteran must be a satisfactory credit risk

It’s the Office of Loan Guarantee within HUD’s Office of Native American Programs, which guarantees the Section 184 home mortgage loans made to Native borrowers.

WHAT?

That’s the first thing I hear when I engage in a conversation about prices of Real Estate here in Las Vegas, Henderson, Summerlin, SW, NW the entire Valley.   You mean to tell me I can buy what I want for under $300k?

Las Vegas home prices are rising as I am submitting this blog.  It’s just the honest truth.  Current homeowners are so happy prices are going up, buyers not so much.

There are thousands of new homes being built here, while Re-sale homes are sparse.  There just isn’t enough homes for all the buyers.

With NV not having State Taxes people can actually afford more for a home.  I know when I lived in Iowa I paid a lot in State Taxes and Property taxes.

Las Vegas has a very low property tax charge.

Hello everyone,

When I first got into Helping clients buy and sell homes I thought to myself, It’s really important to remember how much work it can be to move.  So many of us move in a home and stay set.  As one lady said to me the other day, I’m never moving again, she was probably in her late 50’s and just has had enough moving around.  She said I’m going to die in this house.  Which of right now we don’t have to disclose if someone dies in a property.

My point of this blog is, I just moved.  It was a great experience.  I don’t have a lot of things, I am a minimalist.  I will say tho,  even as a minimalist, it’s a lot of work moving.  If you need information about Las Vegas Real Estate, homes for sale, or are interested in selling, Please give me a call, I’ve been helping clients buy and sell homes in Las Vegas for over 17 years full-time.

Financing a Home in Las Vegas, NV, Is a Pre-approval letter necessary? Cash? FHA, VA, HUD, Conventional

Hi again,

Let’s be honest, shall we?  If you don’t have a pre-approval letter from a lender when you are ready to buy do you really think that a seller will take you seriously?  Think of it this way, let’s turn the situation around.  You are the seller, I put your house on the market and offers start flooding in.  Any one can offer any amount, someone could offer you a million dollars on a home valued at $200k.  It does not mean that the lender/bank/financial company is going to loan you a million dollars for the house.  They will loan you the appraised value, minus down payment amount depending on your loan type.  You’re probably not going to go to the market and pay $20 a pound for apples, unless they are gold plated.  Back to the pre-approval letter and buyers.

For the sack of being simple let’s say 2 offers come in.  One offer is at list price, we believe after doing our investigation on the property that it will appraise for list.  The second offer is at list and the buyer is willing to pay out of pocket an additional $20k cause it’s right next to their family and they have to have the house.  The first offer came with a pre-approval letter and is a sound buyer.  The second offer has no approval letter, you have no idea if this buyer is capable of purchasing your home or not.  There’s no evidence of funds.  NOW WHAT?  Obviously, we ask for the letter of approval but they tell us, don’t worry we are good for the loan, we have good jobs, have money in our savings, we’ve bought before, the bank will give us the money.  Are you going to believe them?  I hope not.  You have to be able to know at least at the time of their loan application that they were qualified for the loan.  Things can change between then and the time of purchase.

So, the moral of the blog is, if we are going to go out there and start looking for a home for you, FIRST things FIRST, let’s talk with a lender.  It’s important also to feel comfortable with the payment you will be making.  You may fall in love with a house that is totally out of your price range.  It’s all about preparing yourself for what is right for you.
