What’s trending in the housing market here in Las Vegas? Lots!! Prices are rising-up, up and away. The Median priced re-sale home is around $350k .
Every section of the Las Vegas Valley has New Homes under construction. Depending on your likings there are homes around $150k usually condo and townhomes, then the skies the limit, you name it you can upgrade it in a new home in Summerlin, Henderson, North Las Vegas, the SW and NW. Typically if you’re buying a new home most people send an average of $70k in upgrades at a home priced around $500k. Which could include, flooring, cabinets, countertops, elevation of the home, extensions, lighting and electrical upgrades and so much more. It’s all about personal taste and money when it comes to upgrading a new home.
There’s lots of buzz about the Raiders coming to Las Vegas. Many bars/food establishments have claimed themselves as “Raiders bars”, I spent a lot of time downtown Las Vegas this weekend and already some places have started advertising for game day. Vegas Golden Knights are always trending because they have done so much for the city. During the horrible event on Oct. 1 2017 the Golden Knights took charge and showed the community how much respect they have for the victims, their families and the whole community in general. So much love and gratitude shined through a really rough time here. The one year anniversary of Oct. 1st is coming soon. there are many events planned for all people to come together to support one another. I am sure the VGK will be a part of it all.
Weed, yes, we have legalized marijuana. Many travelers arrive in Las Vegas and head straight to a dispensary. Some people think Disney Land is the happiest place in the world, others believe Las Vegas is, Las Vegas is by far a big adult playground.

The Clark County area is growing so fast. Las Vegas continues to have so many attractions for everyone of all ages to come and enjoy. Most people who live in Vegas greatly appreciate our amenities. The list is endless of fun and exciting things to do. The shows on the strip, the night life of Vegas. We almost have it all, only thing really missing is the Pacific Ocean, that problem can be solved easily, hop on a plane or jump in your car and in a few hours you’re there.
As far as Summerlin goes that is no surprise to me. Summerlin is an amazing Master-Planned Community. It has wonderful schools, walking trails, beautiful homes, it’s near Red Rock Canyon, Downtown Summerlin has amazing shopping, a movie theater, lots of restaurants and is very family oriented.
The Lakes is located very near Summerlin, it is a bit more established. The houses maybe a little less pricey than Summerlin and the location is amazing. Again, situated near shopping and restaurants. They too have lots of walking trails and the trees and vegetation are nice and mature so it’s really beautiful. Yes, it’s called the Lakes because they have man made Lakes within the community.
I have a secret about Tule Springs, builders have bought up over 18000 acres and will begin building soon.

What exactly is the Section 184 Loan Guarantee Program?
The Section 184 Loan Guarantee Program is a loan product available to Tribes, Tribally Designated Housing Entities (TDHEs), and Tribal members. This loan can be used on or off reservation for purchase, rehab, refinance, or new construction. The Section 184 Indian Home Loan Guarantee program is a tool for Tribes to bring more housing to tribal communities and other areas. Section 184 Loans are used for SFR, single-family housing (1-4 units), with a fixed-rate loan for 30 years or less. Section 184 cannot be used for commercial structures or with any type of Adjustable Rate Mortgages (ARMs).
Who qualifies for the HUD 184 loan?
American Indians or Alaska Natives who are members of a federally recognized tribe
Federally recognized Indian tribes
Tribally designated housing entities
Indian Housing Authorities

The Section 184 Indian Home Loan Guarantee Program is an amazing home mortgage product specifically designed for American Indian and Alaska Native families, Alaska villages, tribes, or tribally designated housing entities. Congress established this program in 1992 to facilitate homeownership and increase access to capital in Native American Communities.
With Section 184 financing buyers can get into a home with a low down payment. One of Penny’s single mom buyers only had to come in with $1700 total to buy a 3 bedroom townhome with a 2 car garage. It was cheaper for her to buy a home than to rent. A couple from Alaska bought a two bedroom townhome with a 2 car garage, they were happy to have the program available for them to use.
Section 184 loans can be used, both on and off native lands, for new construction, rehabilitation, purchase of an existing home, or refinance.
Section 184 is synonymous with home ownership in Indian Country.

There are some new villages in Summerlin starting to sell homes. I just visited the cliffs yesterday. It’s right up against the mountains in the South side of Summerlin.. It’s so new they don’t have a zip code yet.
The Paseos isn’t a new village but they have a Lot of building going on.
Reverence, it’s located on the far north of Summerlin. Near the 215 and Cheyenne exit. It’s elevation is very attractive to many new home buyers.
Stonebridge, it’s located in the West Section of Summerlin. The area has a higher elevation.

Nellis AFB is located at 4475 England Ave, Nellis AFB, NV 89191, located in North Las Vegas, approximately 8 miles northeast of the city center, and less than 30 miles northwest of Lake Mead. Near these cites south of the base include North Las Vegas, Las Vegas, Summerlin, Paradise, Henderson, and Boulder City, NV.
Creech Air Force Base is home to Air Force’s 432d Wing, which has 6 operational squadrons, 1 maintenance squadron, and MQ-9 Reapers and the MQ-1 Predator unmanned aerial vehicle which is also used regularly in Afghanistan, Pakistan and Iraq. The base is the aerial demonstration training site for the AF’s precision flying team “Thunderbirds”. Creech Air Force Base is located about 45 miles northwest of our Nellis AFB and has daily shuttles between the two and the sharing of some base services.

just a fun fact blog today, cause everything in my life is related to Real Estate in some way shape or form. For example: as I sit here blogging about Las Vegas Homes for sale and what is important about what my readers want to know about our Las Vegas market. Yes, I’ve seen housing the same color as my skittles. Many of them actually. Most of these homes are located in housing areas that have NO HOA’s.
I just opened a little pack of bite size skittles. Really never paying attention to anything but the love of them and how they make me happy. I glanced down to see the pretty colors sitting there. I was struck with wonder, how many skittles are there in this little package, and really what flavors are they?
13 were in this pack. I’m going to go get another lil package and see if there’s 13 in all the packs or if the number varies. There were more green apple bite size candies in this group.
