|Where do you want to live?|
|Renting ties you down until your lease expires and you’re free to move. But moving can be a hassle – a huge hassle – and that’s one reason why renters often become buyers.Do you really want to live in a place where you may be forced to move because your landlord wants to move in? It could happen; just ask your friends. When you buy, you buy more than a house. You buy a lifestyle. Backyards. Pets. Great neighbors. Block parties. Community. A sense of belonging. The list goes on and on.
It’s simple: living on a street with other homeowners is different – and often better – than moving again and again. It’s more lasting. More solid. More secure.
Give me a call and let’s find you a place to purchase. Penny O’Brien GOWithPENNY@yahoo.com 702.321.9383

Let’s get moving. GowithPenny@yahoo.com
HOA’s what are they and why are they so popular in Las Vegas? If you are moving from the Midwest and other areas of the world that don’t have HOA’s you’re probably wondering what they are and why are they important or not important. To begin with HOA stands for Home Owners Association. Another term for HOA is CIC, Common Interest Community? Here is the NV Law that gives the meaning:
1. In the case of:
(a) A condominium or cooperative, all portions of the common-interest community other than the units, including easements in favor of units or the common elements over other units.
(b) A planned community, any real estate within a planned community which is owned or leased by the association, other than a unit.
2. In all common-interest communities, any other interests in real estate for the benefit of units’ owners which are subject to the declaration.
In other words when you purchase a home that is within a CIC you will receive a Re-Sale package that explains the rules and by-laws within the community. For example: it may state, when you can hang your Christmas lights, how long you can set your trash out and when and where the trash can needs to be. It may state you can’t paint your house purple. What type of landscaping you can have. What type of lighting you can install. Where you can park or not park. Many but not all CIC’s are in gated community so you have rules about how the gate code is given out or not given out. Many CIC’s are rules.
In communities that don’t have HOA rules, you more than likely can hang your Christmas lights all year long. You can work on your car in the driveway, you can park RV’s or boats on the street. In essence, you can do most anything you want and not get a warning or fined.
I moved here from Iowa and respectfully you cared about your property and how your neighbors are living in due respect to all of the community. The city may have had a few restrictions but all in all there weren’t many rules.
Many people are happy to live in community with HOA’s. Many people are not. It’s all about what is important to you. If you live within a HOA community you do not have the rights to change or go against the grade. You will not probably succeed at changing things.
If you are warned by the HOA to example: pull your weeds from the front yard or pressure wash the oil off your driveway I recommend doing what they ask. If not, you will be warned again and more than likely fined.
Many People who buy in HOA communities don’t realize that the HOA board members live in that community so they are somewhat policing the community. They are looking for violations of the homeowners. Some board members take this responsibility to the max and absolutely nit pick at homeowners to the point of annoyance and harassment.
I had at one time sold a condo to a client who loved the area, loved the complex but many of the board members took their position very seriously and in lack of a better way to explain were very terrible to the people who lived within the complex. Needless to say My client asked me to sell his condo for him because he could not stand the HOA board members harassments.
When living in a HOA community you will have fees to pay. Most every HOA is different in their monthly fee, quarterly fee or yearly fees.
If you have any questions about HOA’s I’d be happy to discuss with you more about them.
Thank you for your time and enjoy your life.

Of course you recognize the balloon, if you haven’t taken a ride I highly recommend doing so. It is so peaceful and quite when you’re up floating over the earth.
Let’s discuss the importance of choosing the right Realtor for you. I know everyone you know knows a Realtor, I’d be totally surprised if it wasn’t that way for you. But, let’s talk experience. Let’s talk about negotiation, let’s talk about reputation, let’s talk about the simple damn truth. NOT everyone who has a Real Estate license is good. Not even close to it. I have been working with Realtors for over 2 decades. Yes, there are some good ones out there and yes, the opposite is true. Now, does that mean that every RE/MAX agent is a firecracker and knows what the heck they’re doing? Nope, there are no perfect offices, no perfect brokers, but at least with a RE/MAX agent you get more than some of these K-Mart/Walmart Real Estate offices. Listen, in my career I’ve worked both sides and hands down RE/MAX ROCKS.
When you are Deciding to sell or buy a home you want to make sure you’re moving in the right direction. Call me, I can help you get started and I will be there with you the whole way. That’s how I run my business. I don’t just go get the listings and pass them off to a team. I am there for you. And, if you talk to my clients I answer my phone most day, night and in the middle of the night. I know that sounds a bit much but I have clients who work grave yard shifts etc. I am there for them when needed.
Did you know? RE/MAX agents average three times the production and more advanced industry education than other agents, RE/MAX Associates are truly “The Real Estate Leaders®” in quality customer service.
Have I convinced you to give me a call? RE/MAX are professionals who do not charge any more to work with you than any other company. Here’s my number: 702.321.9383. When are you moving? Enjoy your day/evening, Penny
My office is located in Summerlin, but like always I sell the WHOLE WONDERFUL VALLEY.
P.S. I could go on and on: One more wonderful perk RE/MAX is International, I can reach out to an agent in San Diego or England, it’s an endless greatness knowing we have a BIG family of Agents all working for the better.
What’s new in Las Vegas, NV ? I am proud to say I’m a RE/MAX Agent again. When are you planning on moving?Monday, April 4th, 2016
YES!!!! I am a RE/MAX agent again. Of course there are always so many new things happening in Las Vegas, seriously, there really is never a dull moment here.
Once good piece of news is that I am back to being a RE/MAX agent. Listen, I’m not saying being affiliated with other agencies wasn’t a good experience. The truth is not just any Realtor can become a RE/MAX agent. There is a level of integrity that goes with being a professional.
I have so many years of experience along with the most amazing clients. I can not express my gratitude to everyone who has been a part of my Real Estate Career.
My honesty, professionalism and all the good that I am as a Realtor will only improve with my new office. I embrace my new move into this new path of advancement in my Real Estate Career.
What do you need in regards to Real Estate information? When are you planning on moving? I can help and you know what? I want to help.
call, text or e-mail me at anytime.
Enjoy your day and keep smiling. Penny
