The Section 184 Indian Home Loan program is a mortgage product specifically for American Indian and Alaska Native families, tribes, Alaska Villages or tribally designated housing buyers. Congress established this program in 1992 to facilitate home ownership in Native American communities. Using Section 184 financing you can get into a home with a low down payment, no mortgage insurance and flexible underwriting. If you are a potential home buyer, Section 184 is a wonderful product — thanks to the low down payment requirement of 2.25% for loans over $50,000. If your loan amount is under $50,000, your down payment is 1.25%. If  you don’t have to pay a mortgage insurance premium each month. Instead, a one–time, 1% loan guarantee fee can be added to your final loan amount. Our underwriters are familiar with the unique issues and circumstances that Native Americans face when trying to get a mortgage in Indian Country

Financing a Home in Las Vegas, NV, Is a Pre-approval letter necessary? Cash? FHA, VA, HUD, Conventional

Let’s be honest, shall we?  If you don’t have a pre-approval letter from a lender when you are ready to buy do you really think that a seller will take you seriously?  Think of it this way, let’s turn the situation around.  You are the seller, I put your house on the market and offers start flooding in.  Any one can offer any amount, someone could offer you a million dollars on a home valued at $200k.  It does not mean that the lender/bank/financial company is going to loan you a million dollars for the house.  They will loan you the appraised value, minus down payment amount depending on your loan type.  You’re probably not going to go to the market and pay $20 a pound for apples, unless they are gold plated.  Back to the pre-approval letter and buyers.

For the sack of being simple let’s say 2 offers come in.  One offer is at list price, we believe after doing our investigation on the property that it will appraise for list.  The second offer is at list and the buyer is willing to pay out of pocket an additional $20k cause it’s right next to their family and they have to have the house.  The first offer came with a pre-approval letter and is a sound buyer.  The second offer has no approval letter, you have no idea if this buyer is capable of purchasing your home or not.  There’s no evidence of funds.  NOW WHAT?  Obviously, we ask for the letter of approval but they tell us, don’t worry we are good for the loan, we have good jobs, have money in our savings, we’ve bought before, the bank will give us the money.  Are you going to believe them?  I hope not.  You have to be able to know at least at the time of their loan application that they were qualified for the loan.  Things can change between then and the time of purchase.

So, the moral of the blog is, if we are going to go out there and start looking for a home for you, FIRST things FIRST, let’s talk with a lender.  It’s important also to feel comfortable with the payment you will be making.  You may fall in love with a house that is totally out of your price range.  It’s all about preparing yourself for what is right for you.

The Section 184 Home Loan Guarantee, is an amazing program,  since January 2012, the Section 184 program has guaranteed over 15,000 loans, worth a total of almost $2.5 billion, to various individuals, Tribes, and TDHEs.
Here is what Section 184 Loans can be used for:

  1. The purchase of a new home
  2. The construction of a new home
  3. Refi a home, refinancing is available.
  4. The purchase and subsequent renovation of an existing home
  5. Renovating an existing home
  6. Section 184 loans can only be used for single (1-4 units) primary residences. They cannot be used for secondary homes or investment purposes.

FORECLOSURES: They’re Back!!! Las Vegas Housing Market

Hi Folks:

Have you been wondering where did all the foreclosures go here in Las Vegas?  Well they did kind of disappear for a while.  Banks have been holding on to properties for a very long time and are now starting to release them.  It really does sadden me to see houses left unattended for years.  I have been helping people buy and sell properties for a very long time here in Las Vegas and have helped so many people short sale their homes.  It really is unbelievable how the whole process works.  Depending on the bank, how many loans on the property, is there a hardship?  Many, many variables are a part of what happens to a property during a short sale and or foreclosure.  Some banks are so much easier to work with than other banks.  There’s not a lot to be excited about when you are dealing with having to short sale or being foreclosed on.  I have helped many families successfully close on a short sale.

Now that the foreclosures are making a comeback I am hoping these houses will be sold at a fair price and banks cooperate well.  As you all know, in a short sale and foreclosure sale the bank has the final say-so in the decision on the sales price.  If there are two banks or more involved in a short sale, you have to hope those two institutions will cooperate together.

If you’re purchasing this may apply to your loan requirements.

If you’re selling and an offer is Conventional, you may have to provide these requirements.

  • Make sure the utilities and mechanical systems are on and functioning correctly.
  •  Make sure carbon monoxide detectors are installed and functional.
  • Make sure water heater is properly strapped to code; if required by state law. This applies to homeslocated in California and various other states with seismic zone ratings of 3 or above.
  •  Please make sure all areas of the property (including all units, rooms, garages, outbuildings, guest units,etc.) are accessible to the appraiser for inspection. Please make sure that the appraiser has a clear path around the exterior of the home. The appraiser may need to photograph all of these areas.
