I’m glad you’re back. There will be Fun in the Sun @ Summerlin Downtown, join us, it’s free concerts are coming up soon. Held on Wednesday’s in September.
Summerlin sounds Concert Series is returning to Downtown Summerlin® September 2018. Weekly festivities take place on The Lawn at Downtown Summerlin every Wednesday, September 5 – September 26 from 5 p.m. to 9 p.m. All concerts are free and open for everyone to enjoy. If you haven’t been to Downtown Summerlin you maybe missing out. It’s a wonderful area for shopping, eating and just hanging out. It’s located next to the Red Rock Casino and right off of the 215. Maybe be there a little early, they are expecting big crowds. Have you ever attended Summerlin’s 4th of July parades? BIG Crowds show up.
A tentative schedule of performancers includes: September 5 – Moonshiners with Next Door to the Moon; September 12 – Camden West with Harmon Eyes; September 19 – Empire Records with Noelle Chiodo; and September 26 – Jeremy Cornwell with Shawn Eiferman.
Maybe I’ll see you there, you’ll love it and all that Summerlin downtown offers, bring a blanket.

If you think that we are lacking on vehicle accidents and fatalities here in Las Vegas, think again. Considering that I drive around the valley continuously I can honestly say our traffic is out of control in a horrible way. This morning I can upon a fatality, a motorcyclist lost his/her life in North Las Vegas. Ok, you’re probably thinking well, after all a motorcycle doesn’t have much protection, they should be more careful. Yes, that’s true but our “Car/ vehicle” drivers suck here (many of them). If you don’t believe me give it a whirl, get out there and drive, see what I see. You’re going to see idiots speeding like no tomorrow. You’ll experience all ages and nationalities driving very slow in the fast lane. People cutting others off. Lane changing the wrong way. Rear ending and people running people off the road.
The accidents are not located in isolated areas. It’s everywhere. I turned the corner the other day and there’s a car up the light pole in Summerlin, it’s puzzling to try to figure out what happened. There are a ton of hit and runs in Las Vegas. Hit and run of cars and pedestrians. On my way from Summerlin to the McCarran airport and returning to my office off Tropicana and Buffalo I saw 8 near misses and 4 separate accidents. Which encompassed 35 miles worth of traveling.
Solution to this horrible increasing problem would be to the crappy drivers. Stop talking on the phone, stop texting while driving. Both of which are illegal in the state of NV. PAY ATTENTION to what you’re doing. Slow down, stop fighting with the people in your car. Don’t drink and drive. Don’t Smoke weed while driving or before getting in your car. Stop taking illegal drugs and driving. Respect other drivers. Geez, perhaps understand you’re driving a vehicle that is capable of killing and harming others and yourself. DRIVING is a serious event. Take it seriously.

Hello and welcome to a short clip of Cadence located in Sunny Henderson.
This Master-Planned community is amazing. What the future holds for Henderson and Cadence is looking good. They have multiple different types of new model homes to browse through. They also have a section just for the young at heart, which in the old days was the “age restricted area”.

What exactly is the Section 184 Loan Guarantee Program?
The Section 184 Loan Guarantee Program is a loan product available to Tribes, Tribally Designated Housing Entities (TDHEs), and Tribal members. This loan can be used on or off reservation for purchase, rehab, refinance, or new construction. The Section 184 Indian Home Loan Guarantee program is a tool for Tribes to bring more housing to tribal communities and other areas. Section 184 Loans are used for SFR, single-family housing (1-4 units), with a fixed-rate loan for 30 years or less. Section 184 cannot be used for commercial structures or with any type of Adjustable Rate Mortgages (ARMs).
Who qualifies for the HUD 184 loan?
- American Indians or Alaska Natives who are members of a federally recognized tribe
- Federally recognized Indian tribes
- Tribally designated housing entities
- Indian Housing Authorities

The Section 184 Indian Home Loan Guarantee Program is an amazing home mortgage product specifically designed for American Indian and Alaska Native families, Alaska villages, tribes, or tribally designated housing entities. Congress established this program in 1992 to facilitate homeownership and increase access to capital in Native American Communities.
With Section 184 financing buyers can get into a home with a low down payment. One of Penny’s single mom buyers only had to come in with $1700 total to buy a 3 bedroom townhome with a 2 car garage. It was cheaper for her to buy a home than to rent. A couple from Alaska bought a two bedroom townhome with a 2 car garage, they were happy to have the program available for them to use.
Section 184 loans can be used, both on and off native lands, for new construction, rehabilitation, purchase of an existing home, or refinance.
Section 184 is synonymous with home ownership in Indian Country.

The builder is Pulte, they have several floor plans to choose from. I can tell you from personal experience that this community is selling very fast. They have great floor-plans and the area is just amazing. Location, Location, Location.
Reverence is a 300-acre residential village located in the northern region of Summerlin at the 215 Beltway and W. Lake Mead Boulevard.
Reverence residents enjoy the world-class outdoor lifestyle found in the Red Rock Canyon area including hiking, rock-climbing, mountain and road biking. A dedicated trail network connected to the village offers community, neighborhood and off-street trails. An eight-acre community park includes an amphitheater, walking track and volleyball, basketball and tennis courts. Residents within the guard gate will have access to a 16,000-sf. indoor/outdoor recreation center that forms the cultural and social core of Reverence and features state-of-the-art fitness, resort and lap pools, as well as tennis and pickle ball courts.

People obviously do not always appear as they truly are. What profession are you involved with? Are you secure in knowing what you’re doing or do you just BS your way through your day?
I am a Professional Realtor, one who is experienced, honest, ethical, educated and fun to work with. What I’d like you to know is that there are so many agents with their license who have no clue what they are doing OR don’t care. If I had a dollar for every time I’ve met someone and they said to me, I wish I would have known you when we were buying our house. Our Realtor SUCKED, Our Realtor was horrible. I would be retired by now.
Let me please implement the importance of interviewing your agent. Do NOT feel guilty by not choosing them. Move on until you find the right match. Call me, I’d love to help you with your Realtor Needs, I’m not a fake it till you make it. I know what I’m doing. Let me handle all the stress of the transaction cause there is stress but my buyers and sellers seldom now because I don’t pull them into it.
Don’t hire someone who does this profession part-time. Unless, that’s what you want someone who’s going to perform 1/2 of the time.

Hello Summerlin buyer/seller,
there is an estimate of: 439 Single family homes, townhomes and condos for sale, of which means they are in ER status ( no offers ) and Contingent Status ( offer accepted ) Inventory in Summerlin and the rest of the valley, including North Las Vegas, Henderson, NW and SW.
We need more sellers. It’s the time to sell and buy here in Las Vegas. Many people are selling and purchasing another place, either bigger or smaller depending on their personal needs. Many other sellers are selling their homes and just cashing out their proceeds and either renting, moving in with family or leaving town.

St. Rose Dominican is the only Children’s Miracle Network hospital in the region. The St. Rose Dominican collaboration with Children’s Miracle Network began in January 2005.
