People obviously do not always appear as they truly are. What profession are you involved with? Are you secure in knowing what you’re doing or do you just BS your way through your day?
I am a Professional Realtor, one who is experienced, honest, ethical, educated and fun to work with. What I’d like you to know is that there are so many agents with their license who have no clue what they are doing OR don’t care. If I had a dollar for every time I’ve met someone and they said to me, I wish I would have known you when we were buying our house. Our Realtor SUCKED, Our Realtor was horrible. I would be retired by now.
Let me please implement the importance of interviewing your agent. Do NOT feel guilty by not choosing them. Move on until you find the right match. Call me, I’d love to help you with your Realtor Needs, I’m not a fake it till you make it. I know what I’m doing. Let me handle all the stress of the transaction cause there is stress but my buyers and sellers seldom now because I don’t pull them into it.
Don’t hire someone who does this profession part-time. Unless, that’s what you want someone who’s going to perform 1/2 of the time.
I can not implement the importance of this matter. You will be very disappointed with when one the best times that generally happens in our lives, buying and selling a home.
I represent my clients throughout the whole transaction with care and professionalism.

just a fun fact blog today, cause everything in my life is related to Real Estate in some way shape or form. For example: as I sit here blogging about Las Vegas Homes for sale and what is important about what my readers want to know about our Las Vegas market. Yes, I’ve seen housing the same color as my skittles. Many of them actually. Most of these homes are located in housing areas that have NO HOA’s.
I just opened a little pack of bite size skittles. Really never paying attention to anything but the love of them and how they make me happy. I glanced down to see the pretty colors sitting there. I was struck with wonder, how many skittles are there in this little package, and really what flavors are they?
13 were in this pack. I’m going to go get another lil package and see if there’s 13 in all the packs or if the number varies. There were more green apple bite size candies in this group.
Here’s hoping you enjoy your candy too. Take care everyone. Call me if you’d like to know more about Skittles and Our Las Vegas, Summerlin, Henderson, Green Valley, North Las Vegas, SW and NW housing market and what’s out there. I have new home sales info, how the builders are, how much the new homes are. Along with all resales of single family homes, condos and town homes.
Maybe you want to buy a home and color it like the rainbow of colors in the Skittles package. I can help you find that house. Penny O’Brien with RE/MAX Excellence, I put the Excellence in Real Estate. 702.321.9383
P.S. I had to open up another lil skittle package. This one too has 13 pieces in it. 4 orange, 5 grape, 2 lemon, 1 strawberry and 1 green apple.
2 hours later, I just had to out of pure curiosity I opened another little package of Skittles, this one has 15 pieces: 1 orange, 2 lemon, 5 strawberry, 3 grape and 4 green apple. that’s it for me and the skittles, for today anyway!

Multigenerational house plans accommodate different reasons why there are more generations under the same roof these days. There is no major division between lodgings; all of the bedrooms, bathrooms and public spaces are encompassed in the same house or casita. Plans for multigenerational homes often create privacy by dividing bedrooms into separate wings, or by including a bathroom with every bedroom. The kitchen, dining room and other communal areas are generally shared.
Multi-Family house plans, typically include two or more complete living suites within the same structure/house. For Example: duplex or apartment complex, each living space includes a separate kitchen and living area and a separate entrance. Of course there are many different approaches to multi-family house plans and designs. Maybe a two-story home could contain living areas for three different families: one in the basement, a second on the ground floor and a third above. Alternatively, a townhouse-style design would place two, sometimes the same floor plan of living areas next to each other, with a separate entrance for each.
There are so many reasons why more American households now consist of two or more generations under one roof:
Debt-saddled millennials can’t afford or don’t want to move out on their own; boomers worried about their aging parents want to keep them close by; live-in grandparent babysitters can help offset the price of child-care and other expenses related to raising children.

GENSMART LAS VEGAS HOMES
As life evolves as things always continue to change this is something a little bit new to the market. It’s called the GenSmart Suite. Many times people chose a casita for extra guest/rooming space. Maybe people like the idea of renting out the casita and making a little income. Perhaps they have family members who are visiting for a long stay. Maybe they have a family member who needs a place to live. As we mature we need less space and actually don’t want the responsibility of having or owning a big home anymore.
How about the college student that needs a little more privacy? Or, the newlywed couple who needs to save up a little money before they can buy their own place.
A GEN Smart Suite is perfect. As you can see in the video it’s all a person really needs. There’s a double sink, very nice kitchen area, a spacious living area and wonderful bedroom area. I was almost ready to just move into this place. Of course I couldn’t because it’s a model home and the new home builder may wonder what I’m doing.
I just really love the idea of the GEN SMART SUITE. If you’d like more information about it please give me a call or text anytime. Take care and Happy House Hunting to all of us.

There’s going to be the standard big park areas like Summerlin Provides so well. Lush green trees and beautiful landscaping. There are so many wonderful things to mention about this Reverence Village. I LOVE IT and I think you will too. Call me anytime for more information or even better, let’s go shopping. rev·er·ence: deep respect for someone or something.
When I first got into Helping clients buy and sell homes I thought to myself, It’s really important to remember how much work it can be to move. So many of us move in a home and stay set. As one lady said to me the other day, I’m never moving again, she was probably in her late 50’s and just has had enough moving around. She said I’m going to die in this house. Which of right now we don’t have to disclose if someone dies in a property.
My point of this blog is, I just moved. It was a great experience. I don’t have a lot of things, I am a minimalist. I will say tho, even as a minimalist, it’s a lot of work moving. If you need information about Las Vegas Real Estate, homes for sale, or are interested in selling, Please give me a call, I’ve been helping clients buy and sell homes in Las Vegas for over 17 years full-time.
If you are moving and need some help, give me a call. I will help out if possible.
Enjoy your life,
Your Friendly, honest Realtor, Penny O’Brien 702.321.9383 RE/MAX Excellence
I get asked the question from my buyers every single day, how safe is this neighborhood? I can’t answer that question because of course we all know that people come and go out of neighborhoods quickly. No telling who is moving in or out for that matter. I always recommend a few ways to come to a conclusion on this situation of knowing about safety.
I always recommend that they visit the home they are interested in several days and during the night hours. We all know that different times of the day can tell a lot about the activity taking place.
I also suggest going on to Metro’s Police Dept. website. It is: http://www.lvmpd.com
There is also a site to check on sex offenders and where they live: Website: http://www.familywatchdog.us
Many times I will knock on the neighbors doors and get to know some of the people that live inside the community. They are always a good source of information.
Of course you must always go with what feels right. If you don’t feel comfortable with how you feel about the house. MOVE on.
I strive to always make sure my clients are happy with their purchase. I have happy clients who are happy living in their homes. I will not allow them to settle for a place just because of needing a place to live.
Thank you for visiting my blog and website.
Call, text or email me anytime with Real Estate questions you may have.
How are you? I have been using the term food for thought and for the past 3 days others/strangers have also been using it. I find it fascinating when I’m talking with someone or thinking of someone and they start talking about what I’m thinking. The power of thought is pretty amazing. Which brings me to the thought of Real Estate. You and many others think about Real Estate a lot I bet. Whether it’s how much is my house worth? Should I buy a house? Should I sell my house? What about the school district, are we in the right one now? Do I want to live closer to work? Should I buy a bigger house to have some other family members move in with me? Choices are wonderful. This is why I say, if you are thinking Real Estate call me and let’s think together. There are so many things to consider and I am a honest agent that truly will help you in deciding what is right for you. I am not saying I have all the answers but I can help educate you on pricing of homes and any other questions about Las Vegas Real Estate that you may have.
I really do look forward to hearing from you. Enjoy your day/evening. Until next time, take care of yourself. Penny O’Brien your friendly Realtor,
I highly encourage you to give me a call if you are considering trying to sell your place yourself..
Here is why:
My high amount of contacts with buyers/sellers/other agents and the marketing on the Internet is outrageous. I have been helping people buy and sell in the Las Vegas, Summerlin, Henderson, SW, NW and North Las Vegas for over 15 years full-time and I know the market, I know how buyers and sellers work. This is my business, I am in the business of buying and selling homes. I am not a banker, so I don’t do loans, I am not a Doctor, so, I do not do surgery. I am a REALTOR, I help in selling and buying homes for my wonderful clients.
Do you enjoy working with Legal documents? Do you really want to be responsible for the documentation that is required by the state of NV for selling a home in Nevada? It’s a lot of work. NO JOKE.
The paperwork involved in selling and buying a home has increased dramatically as the Las Vegas Real Estate industry disclosures and regulations have become mandatory. There are so many new forms and disclosures becoming part of the transaction, it is very important to know exactly what is required.
It’s not the case that you will save money selling your own property. And, really, who will benefit the most if you are the seller trying to sell your own place? Believe it or not, it will more than likely be the buyer. Honestly, selling your own home sometimes doesn’t make sense.
