The HUD 184 was established in 1992, the Section 184 loan provided by HUD, the Department of Housing and Urban Development, has helped thousands and continues helping Native Americans get home loans both on and off reservations.
HUD 184 loan, what is required for both home and borrower eligibility:
There is no maximum income limits
Gifts of money funded by family or the tribe for assistance are allowed
Home buyer education is not required
Needs to be an owner occupied primary residence
5% one time, up-front guarantee fee that is financed into the loan
Down payment requirement of 2.25%

Southern Nevada home prices started 2017 with a somewhat rare and exciting. The January jump while the number of homes available for sale continued to shrink the market is strong.
According to GLVAR, the median price of existing single-family homes sold during January through its Multiple Listing Service (MLS) increased to $238,000. That was up 1.3 percent from December and up 8.7 percent from $219,000 in January 2016. Meanwhile, the median price of local condos and townhomes sold in January was $113,500, up slightly from December, but down 5.4 percent from January 2016.
This is great for homeowners because they actually are gaining equity in their homes.
The median single-family home price in Southern Nevada two years ago at this time was $200,000. One year ago, it was $219,000, “and now it’s up to $238,000. That’s a pretty great increase. .
Las Vegas home sales have also been on the rise. There are many reasons for home sales increasing, including an improving Las Vegas economy, and of course many of you know that home prices that are still lower than in most parts of California and a local population that is growing by about 2 percent per year.

Being honest and realistic, I, an experienced Realtor for over 17 years full-time have a hard time sometimes hearing the word Zillow. I understand that we are in the world of Internet and Instant satisfaction. I understand it’s fun for people to search on their own for their home. I understand how sometimes you feel like you’re a bother to keep asking about properties. The truth of Zillow is, they don’t and can’t possibly know how every housing market in the United States works. They are not experts in the Las Vegas housing market. I understand that they pull records from the Clark county Recorders office. But, what they don’t always know is a few very important factors. They don’t state how much money the seller contributed for the sale. They can’t possibly provide all the important money and transaction information that took place or is taking place.
Thankfully, my clients 99% of the time stay away from Zillow. Or, maybe they are searching but have enough respect for me to pay attention to what I can provide for them. I can provide the most recent information available from the MLS. It’s current. I always have time to go above and beyond the service I provide for my clients and they know it. I have the very best clients in the world.
