Due to continued market volatility, pricing for the FHA/VA/USDA 4% DPA option has been unavailable in the market. As a result, The Nevada Housing Division will be temporarily suspending our 4% government DPA option. We understand the unavailability of this option may cause difficulty for some borrowers who were counting on the 4% DPA. With this in mind, any loans “Reserved” by January 31, 2018 will still be eligible for this option. Loans reserved beginning February 1, 2018 will not have the 4% government option. Unfortunately, we will be unable to grant exceptions to this policy.
We strongly suggest you consider offering borrowers the HFA Preferred Conventional loan product as an alternative. The majority of FHA loans will qualify for our conventional loan product which can be a more economical option for borrowers. Multigenerational house plans accommodate different reasons why there are more generations under the same roof these days. There is no major division between lodgings; all of the bedrooms, bathrooms and public spaces are encompassed in the same house or casita. Plans for multigenerational homes often create privacy by dividing bedrooms into separate wings, or by including a bathroom with every bedroom. The kitchen, dining room and other communal areas are generally shared.
Multi-Family house plans, typically include two or more complete living suites within the same structure/house. For Example: duplex or apartment complex, each living space includes a separate kitchen and living area and a separate entrance. Of course there are many different approaches to multi-family house plans and designs. Maybe a two-story home could contain living areas for three different families: one in the basement, a second on the ground floor and a third above. Alternatively, a townhouse-style design would place two, sometimes the same floor plan of living areas next to each other, with a separate entrance for each.

Your Home At Last approved lender will determine how much grant assistance you qualify for, which will vary depending on the loan type chosen whether its FHA, VA, USDA RD, Conventional. There are no additional applications for the Down Payment Assistance grant – your lender will handle the entire process for you. Your lender will also determine if you qualify for, and would benefit from, the Mortgage Credit Certificate, and will help take care of the application for you and yours.
Where does the grant money come from and how does it work? The Home At Last Down Payment Assistance program is not federally funded, but rather we use a public-private partnership model that enables us to provide a variety of grant options paired with 30-year fixed rate mortgage loans. Your Home At Last approved lender will advance the grant funds at closing and U.S. Bank will reimburse the lender after closing when the loan is purchased for servicing.
How about if you already have a home, can I purchase another one with Home At Last Down Payment Assistance? Yes, you can! As long as the property you are purchasing will be occupied as your primary residence and you meet normal underwriting requirements for the type of loan you will be getting whether its FHA, VA, USDA RD or Conventional.
