just a fun fact blog today, cause everything in my life is related to Real Estate in some way shape or form. For example: as I sit here blogging about Las Vegas Homes for sale and what is important about what my readers want to know about our Las Vegas market. Yes, I’ve seen housing the same color as my skittles. Many of them actually. Most of these homes are located in housing areas that have NO HOA’s.
I just opened a little pack of bite size skittles. Really never paying attention to anything but the love of them and how they make me happy. I glanced down to see the pretty colors sitting there. I was struck with wonder, how many skittles are there in this little package, and really what flavors are they?
13 were in this pack. I’m going to go get another lil package and see if there’s 13 in all the packs or if the number varies. There were more green apple bite size candies in this group.
Here’s hoping you enjoy your candy too. Take care everyone. 2 hours later, I just had to out of pure curiosity I opened another little package of Skittles, this one has 15 pieces: 1 orange, 2 lemon, 5 strawberry, 3 grape and 4 green apple. that’s it for me and the skittles, for today anyway!

HOA’s what are they and why are they so popular in Las Vegas? If you are moving from the Midwest and other areas of the world that don’t have HOA’s you’re probably wondering what they are and why are they important or not important. To begin with HOA stands for Home Owners Association. Another term for HOA is CIC, Common Interest Community? Here is the NV Law that gives the meaning:
1. In the case of:
(a) A condominium or cooperative, all portions of the common-interest community other than the units, including easements in favor of units or the common elements over other units.
(b) A planned community, any real estate within a planned community which is owned or leased by the association, other than a unit.
2. In all common-interest communities, any other interests in real estate for the benefit of units’ owners which are subject to the declaration.
In other words when you purchase a home that is within a CIC you will receive a Re-Sale package that explains the rules and by-laws within the community. For example: it may state, when you can hang your Christmas lights, how long you can set your trash out and when and where the trash can needs to be. It may state you can’t paint your house purple. What type of landscaping you can have. What type of lighting you can install. Where you can park or not park. Many but not all CIC’s are in gated community so you have rules about how the gate code is given out or not given out. Many CIC’s are rules.
In communities that don’t have HOA rules, you more than likely can hang your Christmas lights all year long. You can work on your car in the driveway, you can park RV’s or boats on the street. In essence, you can do most anything you want and not get a warning or fined.
I moved here from Iowa and respectfully you cared about your property and how your neighbors are living in due respect to all of the community. The city may have had a few restrictions but all in all there weren’t many rules.
Many people are happy to live in community with HOA’s. Many people are not. It’s all about what is important to you. If you live within a HOA community you do not have the rights to change or go against the grade. You will not probably succeed at changing things.
If you are warned by the HOA to example: pull your weeds from the front yard or pressure wash the oil off your driveway I recommend doing what they ask. If not, you will be warned again and more than likely fined.
Many People who buy in HOA communities don’t realize that the HOA board members live in that community so they are somewhat policing the community. They are looking for violations of the homeowners. Some board members take this responsibility to the max and absolutely nit pick at homeowners to the point of annoyance and harassment.
I had at one time sold a condo to a client who loved the area, loved the complex but many of the board members took their position very seriously and in lack of a better way to explain were very terrible to the people who lived within the complex. Needless to say My client asked me to sell his condo for him because he could not stand the HOA board members harassments.
When living in a HOA community you will have fees to pay. Most every HOA is different in their monthly fee, quarterly fee or yearly fees.

They are a fine way of owning a home without all the extra responsibility of owning a detached home. Here’s what is usually included in within the HOA when buying a townhome. Usually water and trash are included. Most of the time the landscaping in the front is covered too. Are you looking for a condo to buy or sell. I can Help. Happy Day Everyone,
So, this is going to be a fast and easy way to explain some of the differences when purchasing either a condo, townhome or SFR, Single family residence.
Sometimes one of the biggest issues are:
- Square Footage.
- Shared walls.
- Yard Space.
- Gated vs. Non-Gated
How many choices fit your needs/wants.
- Bus line transportation.
- Here are a few explanations to this.
- Yard space, usually with a townhome and SFR you will have some yard/courtyard space.
- Pets, Lots of places have restrictions on what types and how many pets you can have.
- CC&R’s, this is a BIG issue. Most condo complexes are VERY strict on what you can and can not do, have or be. LOL
- Some people don’t want or need a big house or yard.
- Gated vs. Not Gated, again, it’s a personal choice. Some condo complexes have very high fees per month because of the community pool, exercise room and Gate.
- Bus line, many apartments and condo complexes are near bus lines.
- Wall space, I think we all know that when we are sharing walls the chances of hearing your neighbors increases.

Basics when looking at condos………
1. FHA: Entire Project Must be FHA Approved.
2. OWNERSHIP: Does any one person or entity own more than 10% of the units?
3. LITIGATION: Is there current unsettled litigation? If yes, request copy of litigation documents .
4. SETTLED LITIGATION: request copy of documentation to reflect settlement and confirm repairs completed.
5. OCCUPANCY: Are 51% or more units owner occupied or second homes?
6. HOA: Are there more than 15% owners delinquent on HOA fees?
7. AMENTITIES: does the condo project share with hotel? (condo-tels have not been lendable for several years.)

Great information for buyers who want to buy a condo or home they can rent
out daily. They see the ‘vacation rentals’…’short term rentals’….’high
daily rental rates’ home and condo owners are getting on vacation rental
websites, like ‘AIRNB’, who are promoting owners to rent out their places
The general public does not know ‘less than 30 day rentals’ are illegal and
banned in many areas in Clark County. In the City of Las Vegas a business
license and ‘Special Use Permit’ is needed, allowing ‘short term rentals’
only in certain areas. Plus, NO HOA allows this. The fines from the HOA’S
are huge. There is a ‘City FEE’ of $500.00 per rental, that needs to be paid
to the ‘City’ each time there is a new ‘short term renter’, with a lease
copy and special form to approve the rental, signed by a city official,
before renting to the new renter.
Violation Fines are from $100.00 to $1000.00 a day apply and jail time. The
HOA has their own violation HIGH fee’s too. This get rich quick, pay off the
mortgage fast idea can really switch badly on any owner.
This is happening nationwide. Check each County and City, before you buy a
place with a ‘short term rental’ intent.
