What exactly is the Section 184 Loan Guarantee Program?
The Section 184 Loan Guarantee Program is a loan product available to Tribes, Tribally Designated Housing Entities (TDHEs), and Tribal members. This loan can be used on or off reservation for purchase, rehab, refinance, or new construction. The Section 184 Indian Home Loan Guarantee program is a tool for Tribes to bring more housing to tribal communities and other areas. Section 184 Loans are used for SFR, single-family housing (1-4 units), with a fixed-rate loan for 30 years or less. Section 184 cannot be used for commercial structures or with any type of Adjustable Rate Mortgages (ARMs).
Who qualifies for the HUD 184 loan?
American Indians or Alaska Natives who are members of a federally recognized tribe
Federally recognized Indian tribes
Tribally designated housing entities
Indian Housing Authorities

The Section 184 Indian Home Loan Guarantee Program is an amazing home mortgage product specifically designed for American Indian and Alaska Native families, Alaska villages, tribes, or tribally designated housing entities. Congress established this program in 1992 to facilitate homeownership and increase access to capital in Native American Communities.
With Section 184 financing buyers can get into a home with a low down payment. One of Penny’s single mom buyers only had to come in with $1700 total to buy a 3 bedroom townhome with a 2 car garage. It was cheaper for her to buy a home than to rent. A couple from Alaska bought a two bedroom townhome with a 2 car garage, they were happy to have the program available for them to use.
Section 184 loans can be used, both on and off native lands, for new construction, rehabilitation, purchase of an existing home, or refinance.
Section 184 is synonymous with home ownership in Indian Country.

There are some new villages in Summerlin starting to sell homes. I just visited the cliffs yesterday. It’s right up against the mountains in the South side of Summerlin.. It’s so new they don’t have a zip code yet.
The Paseos isn’t a new village but they have a Lot of building going on.
Reverence, it’s located on the far north of Summerlin. Near the 215 and Cheyenne exit. It’s elevation is very attractive to many new home buyers.
Stonebridge, it’s located in the West Section of Summerlin. The area has a higher elevation.

Due to continued market volatility, pricing for the FHA/VA/USDA 4% DPA option has been unavailable in the market. As a result, The Nevada Housing Division will be temporarily suspending our 4% government DPA option. We understand the unavailability of this option may cause difficulty for some borrowers who were counting on the 4% DPA. With this in mind, any loans “Reserved” by January 31, 2018 will still be eligible for this option. Loans reserved beginning February 1, 2018 will not have the 4% government option. Unfortunately, we will be unable to grant exceptions to this policy.
We strongly suggest you consider offering borrowers the HFA Preferred Conventional loan product as an alternative. The majority of FHA loans will qualify for our conventional loan product which can be a more economical option for borrowers. We appreciate your continued participation in our programs and ask for your patience as we continue to monitor market conditions. We need more sellers. It’s the time to sell and buy here in Las Vegas. Many people are selling and purchasing another place, either bigger or smaller depending on their personal needs. Yes, You do need a tribal card or CDIB (Certificate of Degree of Indian Blood or Certificate of Degree of Alaska Native Blood)
A Certificate of Degree of Indian Blood does not establish membership in a tribe.
Tribal membership is determined by tribal laws and may or may not require a CDIB or may require a separate tribal determination of ancestry or blood degree.

Your parents full name, birth, death, and marriage certificate for both of them. (You need both, after all they are your parents, so you need both of them to prove who you are, even if the Native American heritage is only on one side.) (born 1915-1921)

In many states there was no birth, death and marriage registration prior to 1900. You can use tribal roll records, census records, probate records, baptism records. Again you will need to know where these people lived and census records are your best source. Except for Native Americans, who hid, lied, and avoided the census taker all together.
