Referrals: referrals are awesome, most of the time it’s a win-win for both buyer, seller and the agent. Referrals can be from past clients, lenders, friends, co-workers, church members, the list goes on and on.

Internet:  Well, I can tell you I’ve received a lot of clients from my website and other Internet sites.  I blog about what I think is important to people and they enjoy reading what I have to say.  I’m a down to earth kinda girl who tells it like it is.  I don’t LIE to my clients and say things they want to hear if it’s not the truth.  Believe me there are a TON of REALTORS in Las Vegas and surrounding areas that will lie straight up to any and everyone.  I’ve heard the lies, I’ve been lied to.  YUCK.

Repeat clients:  I have the most amazing clients whom it’s hard to even call them clients become friends.  Really great friends who end up having a long time friendship worth having.

Here’s a few in sites about the HUD 184 Loan Program.

Yes, you can buy new home construction, there are limits to the amount of purchase for buyers

Yes, You do need a tribal card or CDIB (Certificate of Degree of Indian Blood or Certificate of Degree of Alaska Native Blood)

A Certificate of Degree of Indian Blood does not establish membership in a tribe.

Tribal membership is determined by tribal laws and may or may not require a CDIB or may require a separate tribal determination of ancestry or blood degree.

  1. Your full name, address, telephone number and birth certificate, and marriage certificate.  (born 1940)
  2. Completed application form for CDIB card.
  3. Your parents full name, birth, death, and marriage certificate for both of them.  (You need both, after all they are your parents, so you need both of them to prove who you are, even if the Native American heritage is only on one side.) (born 1915-1921)
  4. Your grand parents full name, birth death and marriages certificates for both of them. (born 1890-1895) Now the research becomes harder!!  In many states there was no birth, death and marriage registration prior to 1900.  You can use tribal roll records, census records, probate records, baptism records.  Again you will need to know where these people lived and census records are your best source.  Except for Native Americans, who hid, lied, and avoided the census taker all together.
  5. Your great grandparents full name, birth death and marriage certificates for both. (born 1865-1870)
  6. Your great great grandparents, full name, birth, death and marriage certificates for both. (born 1845-1850

Congress established this program in 1992 to facilitate home ownership in Native American communities. Using Section 184 financing you can get into a home with a low down payment, no mortgage insurance and flexible underwriting. If you are a potential home buyer, Section 184 is a wonderful product — thanks to the low down payment requirement of 2.25% for loans over $50,000. If your loan amount is under $50,000, your down payment is 1.25%. If  you don’t have to pay a mortgage insurance premium each month. Instead, a one–time, 1% loan guarantee fee can be added to your final loan amount. The Section 184 Indian Home Loan Guarantee Program is a home mortgage product specifically designed for American Indian and Alaska Native families, Alaska villages, tribes, or tribally for housing entities. Congress established this program in 1992.

The Office @ Loan Guarantee within HUD’s Office of Native American Programs, guarantees the Section 184 home mortgage loans made to Native borrowers. The loan guarantee assures the lender that its investment will be repaid in full in the event of foreclosure.

The buyer  applies for the Section 184 loan with a participating lender, and works with the tribe and Bureau of Indian Affairs if leasing tribal land. The lender then evaluates the necessary loan documentation and submits the loan for approval to HUD’s Office of Loan Guarantee.

Loans must be made in an eligible area. The program has grown to include eligible areas beyond tribal trust land. Click on the links below to determined participating States and counties across the country.

The HUD 184 was established in 1992, the Section 184 loan provided by HUD, the Department of Housing and Urban Development, has helped thousands and continues helping Native Americans get home loans both on and off reservations.

HUD 184 loan, what is required for both home and borrower eligibility:

There is no maximum income limits

Gifts of money funded by family or the tribe for assistance are allowed

Home buyer education is not required

Needs to be an owner occupied primary residence

5% one time, up-front guarantee fee that is financed into the loan

Down payment requirement of 2.25%
