Are interest rates rising?  Yes, they are slowing inching their way up.  Let’s face it, interest rates are still low.  Back in the late 80’s I paid over 18% interest on my house loan, grant you back then prices of homes weren’t what they are today so the amount I was borrowing wasn’t that much so it’s hard to compare.

Many people start to panic when they see interest rates going up.  I don’t blame them.  It can make a huge difference on the property you are interested in.  For instance, just a quarter of a percent can change your payment hundreds depending on how much you are borrowing.

Our Las Vegas housing market is hot right now, which means we have a very low inventory of homes for sale and more buyers than sellers.  It makes for our housing market to be a little off balance.  Las Vegas needs more sellers.  Sellers know this and are asking for more than their properties are worth, sometimes not all sellers do this but many do.  When they behave this way it drives up prices and sometimes the buyers who are financing a purchase get out bid by cash buyers.  In those cases it is what it is.

What exactly is the Section 184 Loan Guarantee Program?
The Section 184 Loan Guarantee Program is a loan product available to Tribes, Tribally Designated Housing Entities (TDHEs), and Tribal members.  This loan can be used on or off reservation for purchase, rehab, refinance, or new construction.  The Section 184 Indian Home Loan Guarantee program is a tool for Tribes to bring more housing to tribal communities and other areas.  Section 184 Loans are used for SFR, single-family housing (1-4 units), with a fixed-rate loan for 30 years or less. Section 184 cannot be used for commercial structures or with any type of Adjustable Rate Mortgages (ARMs).
 
Who qualifies for the HUD 184 loan?
  • American Indians or Alaska Natives who are members of a federally recognized tribe
  • Federally recognized Indian tribes
  • Tribally designated housing entities
  • Indian Housing Authorities

The Section 184 Indian Home Loan Guarantee Program is an amazing home mortgage product specifically designed for American Indian and Alaska Native families, Alaska villages, tribes, or tribally designated housing entities. Congress established this program in 1992 to facilitate homeownership and increase access to capital in Native American Communities.
With Section 184 financing buyers can get into a home with a low down payment. One of Penny’s single mom buyers only had to come in with $1700 total to buy a 3 bedroom townhome with a 2 car garage. It was cheaper for her to buy a home than to rent.  A couple from Alaska bought a two bedroom townhome with a 2 car garage, they were happy to have the program available for them to use.
 Section 184 loans can be used, both on and off native lands, for new construction, rehabilitation, purchase of an existing home, or refinance.
Section 184 is synonymous with home ownership in Indian Country.

Yes, you can buy new home construction, there are limits to the amount of purchase for buyers

Yes, You do need a tribal card or CDIB (Certificate of Degree of Indian Blood or Certificate of Degree of Alaska Native Blood)

A Certificate of Degree of Indian Blood does not establish membership in a tribe.

Tribal membership is determined by tribal laws and may or may not require a CDIB or may require a separate tribal determination of ancestry or blood degree.

  1. Your full name, address, telephone number and birth certificate, and marriage certificate.  (born 1940)
  2. Completed application form for CDIB card.
  3. Your parents full name, birth, death, and marriage certificate for both of them.  (You need both, after all they are your parents, so you need both of them to prove who you are, even if the Native American heritage is only on one side.) (born 1915-1921)
  4. Your grand parents full name, birth death and marriages certificates for both of them. (born 1890-1895) Now the research becomes harder!!  In many states there was no birth, death and marriage registration prior to 1900.  You can use tribal roll records, census records, probate records, baptism records.  Again you will need to know where these people lived and census records are your best source.  Except for Native Americans, who hid, lied, and avoided the census taker all together.
  5. Your great grandparents full name, birth death and marriage certificates for both. (born 1865-1870)
  6. Your great great grandparents, full name, birth, death and marriage certificates for both. (born 1845-1850

The Section 184 Indian Home Loan program is a mortgage product specifically for American Indian and Alaska Native families, tribes, Alaska Villages or tribally designated housing buyers. Congress established this program in 1992 to facilitate home ownership in Native American communities. Using Section 184 financing you can get into a home with a low down payment, no mortgage insurance and flexible underwriting. If you are a potential home buyer, Section 184 is a wonderful product — thanks to the low down payment requirement of 2.25% for loans over $50,000. If your loan amount is under $50,000, your down payment is 1.25%. If  you don’t have to pay a mortgage insurance premium each month. Instead, a one–time, 1% loan guarantee fee can be added to your final loan amount. Our underwriters are familiar with the unique issues and circumstances that Native Americans face when trying to get a mortgage in Indian Country
