The largest municipality by population in Nevada is Las Vegas.
Las Vegas is the most populous city in NV and an internationally renowned resort city known for gambling, shopping, fine dining and its nightlife, Red Rock Canyon, Mt. Charleston, low housing prices and beautiful weather. Also known as the Entertainment Capital of the World, Las Vegas is quickly transforming into a popular family and retirement city as well and it is now the 31st most populous city in the state. In 2016, the city has an estimated population of over 600,000 residents.
The population does not include North Las Vegas, Henderson or Green Valley. Summerlin is considered Las Vegas, it has not become it’s own town per-say.

The 2010 Census placed the population of Las Vegas at 583,756, but its population in 2016 is estimated at 623,747.

As you may know or may not know, Las Vegas has a HUGE inventory of NEW HOMES. Builders are building in every area of Vegas. Henderson, Summerlin , The Great Northwest, The Great Southwest, North Las Vegas, EVERYWHERE. It is so exciting.
Which builder are you looking for? KB Homes? Toll Brothers? Beazer? Pulte? Woodside? Lennar?DR Horton and many more. Let’s look and see what they have for sale. I can also share with you what incentives they offer.
Many people enjoy the idea of a new homes because they get the possible chance to pick the lot, flooring, cabinets, window coverings, etc. Plus, It’s like buying a new car vs. an used car. It’s all about what’s really important to you as the buyer.

1988 Single Family Homes, Condos and Townhomes are currently for sale per MLS, Multiple Listing Service.
1333 are currently in contract in Contingent Status, that leaves only 655 for sale.
This does not include the New Homes.

I’m Penny O’Brien with RE/MAX Excellence. I love pinching pennies when it comes to helping my buyers get their perfect home. There has been a steady increase in the number of properties sold month to month during the first quarter of 2016. We have also seen that during the 1st quarter of 2016 there were more conventional loans used every month to purchase vs. cash and FHA loans. There was an average of 670 short sales every month during the 1st quarter.

Happy Thanksgiving to Everyone.
Just a little FYI, it’s nice and warm here in Las Vegas. Any one out East who’s stranded out there in the cold, I hope you’re making the best of it. There are a few times a year that I really miss the change of seasons per say. Then, I remember, Yes, I can drive less than 2 hours away jump and play in the snow. That’s one of the lovely things about Las Vegas, the ocean is 4 hours South to California and the Snow is a few hours North in Utah.
I wish you the best of everything now and ALWAYS.
