This is what they said a few months ago. If you plan to build it in Las Vegas if it’s a new casino, a freeway, or a stadium for the Raiders and UNLV the construction workers will come, officials believe.
Southern Nevada has seen lots of boom periods in its history. Another boom is now happening across Southern Nevada, with planned, proposed and construction projects underway totaling as much as $15 billion.
Labor Union 184 say “they will absolutely be able to complete the stadium project by the beginning of the 2020 football season”. That’s a big commitment.
And data suggests Nevada does not have enough construction workers to accommodate the timing needs of the stadium along with several existing and future major construction projects, including a Strip mega resort, two highway projects and a manufacturing plant.
Construction industry professionals have said the most acute shortage may occur among professionals and specialists, such as architects and engineers.

GENSMART LAS VEGAS HOMES
As life evolves as things always continue to change this is something a little bit new to the market. It’s called the GenSmart Suite. Many times people chose a casita for extra guest/rooming space. Maybe people like the idea of renting out the casita and making a little income. Perhaps they have family members who are visiting for a long stay. Maybe they have a family member who needs a place to live. As we mature we need less space and actually don’t want the responsibility of having or owning a big home anymore.

To help and increase Native access to financing, the Office of Loan Guarantee within HUD’s Office of Native American Programs, guarantees the Section 184 home mortgage loans made to Native Borrowers. By guaranteeing these loans 100%, we encourage Lenders to serve the Native Communities. This increases the marketability and value of the Native assets and strengthens the financial standing of Native Communities.

The Section 184 Indian Home Loan program is a mortgage product specifically for American Indian and Alaska Native families, tribes, Alaska Villages or tribally designated housing buyers. Congress established this program in 1992 to facilitate home ownership in Native American communities. Using Section 184 financing you can get into a home with a low down payment, no mortgage insurance and flexible underwriting. If you are a potential home buyer, Section 184 is a wonderful product — thanks to the low down payment requirement of 2.25% for loans over $50,000. If your loan amount is under $50,000, your down payment is 1.25%. If you don’t have to pay a mortgage insurance premium each month. Instead, a one–time, 1% loan guarantee fee can be added to your final loan amount. Our underwriters are familiar with the unique issues and circumstances that Native Americans face when trying to get a mortgage in Indian Country

This map shows each state’s month-over-month selling price for August 2017. The light gray states, prices have gone up between July and August. This would suggest a seller’s market where buyers may face increased competition. New York and Wisconsin had the highest month-over-month price increases — both above 6% — likely indicating that their housing markets are gaining strength.
The full data lists the median selling prices in July 2017 and August 2017 for each state. The actual numbers can give some insight into the amount of inventory compared to demand from home buyers. Median selling prices are currently over $300,000 in many large seller’s markets including District of Columbia, Hawaii, California, Massachusetts, Colorado, Washington and New York. According to the data, District of Columbia had the highest median selling price in August 2017 at $510,099.

The tribal organization must have signed a Memorandum of Understanding with the Secretary of Veterans Affairs, that spells out the conditions under which the program will operate on its trust lands.
Apply for the Certificate of Eligibility.
The loan must be to purchase, construct, or improve a home on Native American trust land.
The Veteran must occupy the property as his or her primary residence.
The Veteran must be a satisfactory credit risk

Section 184 Home Loan Guarantee is reserved for members of Native American and Alaskan tribes, to receive a Section 184 loan you must be an enrolled member of a Federally Recognized Tribe. Verification or tribal enrollment will be necessary upon application for a Section 184 loan. Enrollment decisions are made solely by the tribal government.
Typically your tribe will provide a card or a letter proving your enrollment status. Trust lands and tribal members on and off reservation may be eligible.
