I have a Ghost, Do you? Is Ghost Disclosure necessary in Las Vegas Homes for Sale?

Hi there everyone,

Yes, I said the “G” word,  Ghost.  The question is living in NV, do you have to disclose you have a ghost in the house.  From what I understand You MUST disclose your Ghost.  Not the skeletons in your closet, just any ghosts.  Now, what does that really mean?  It means if you are aware of a ghost in your house you must disclose it when selling.  Now, here’s the thing about ghosts, sometimes they hang around with the people in the house because maybe the ghost came with them when they moved it.  What if some people say they have ghosts because they want there to be one in their home and honestly there isn’t a ghost.  But most of all, how can you prove there’s a ghost?  In my opinion some times if the ghost really are with the people that are selling, they more than likely may move out when the sellers do.

We don’t currently have any NV Real Estate forms where as the seller you have to disclose or prove you have a ghost.

You know you don’t have to disclose that someone died in the house, so why disclose if you have a ghost?  It’s all kind goofy and a fine line.  And, what’s the definition of a ghost.  Here’s what I found on-line, the seat of life or intelligence :soul. 2: a disembodied soul; especially: the soul of a dead person believed to be an inhabitant of the unseen world or to appear to the living in bodily likeness. 3:spirit, demon. 4a: a faint shadowy trace b: the least bit.

So, now I ask, what’s the difference between a soul and a spirit.  The definition of ghost  states nothing about seeing a ghost in a physical matter.

this is a very quick post about Nevada’s down payment assistance programs.  There are a couple of ones that rock.  I am not sure how long they are going to be in place so if I were you and you’re thinking about purchasing a home, give me a call, text or send an email.  I have a buyer currently who is receiving 5% down on her purchase of a townhome purchase price $180,000.  She is having to come in with just under $2000 TOTAL to purchase her place.   There are other program that may not be familiar to you for instance the HUD 184 Loan Program.

Financing a Home in Las Vegas, NV, Is a Pre-approval letter necessary? Cash? FHA, VA, HUD, Conventional

Hi again,

Let’s be honest, shall we?  If you don’t have a pre-approval letter from a lender when you are ready to buy do you really think that a seller will take you seriously?  Think of it this way, let’s turn the situation around.  You are the seller, I put your house on the market and offers start flooding in.  Any one can offer any amount, someone could offer you a million dollars on a home valued at $200k.  It does not mean that the lender/bank/financial company is going to loan you a million dollars for the house.  They will loan you the appraised value, minus down payment amount depending on your loan type.  You’re probably not going to go to the market and pay $20 a pound for apples, unless they are gold plated.  Back to the pre-approval letter and buyers.

For the sack of being simple let’s say 2 offers come in.  One offer is at list price, we believe after doing our investigation on the property that it will appraise for list.  The second offer is at list and the buyer is willing to pay out of pocket an additional $20k cause it’s right next to their family and they have to have the house.  The first offer came with a pre-approval letter and is a sound buyer.  The second offer has no approval letter, you have no idea if this buyer is capable of purchasing your home or not.  There’s no evidence of funds.  NOW WHAT?  Obviously, we ask for the letter of approval but they tell us, don’t worry we are good for the loan, we have good jobs, have money in our savings, we’ve bought before, the bank will give us the money.  Are you going to believe them?  I hope not.  You have to be able to know at least at the time of their loan application that they were qualified for the loan.  Things can change between then and the time of purchase.

So, the moral of the blog is, if we are going to go out there and start looking for a home for you, FIRST things FIRST, let’s talk with a lender.  It’s important also to feel comfortable with the payment you will be making.  You may fall in love with a house that is totally out of your price range.  It’s all about preparing yourself for what is right for you.

What kind of loan will you be getting?  FHA? VA? Conventional, HUD or paying CASH.

Happy Day Everyone,

So, this is going to be a fast and easy way to explain some of the differences when purchasing either a condo, townhome or SFR, Single family residence.

Sometimes one of the biggest issues are:

  1. Financing.
  2. Square Footage.
  3. Shared walls.
  4. Garage.
  5. Yard Space.
  6. Pets.
  7. CC&R’s
  8. Gated vs. Non-Gated

How many choices fit your needs/wants.

  1. Bus line transportation.
  2. Here are a few explanations to this.
  3. Yard space, usually with a townhome and SFR you will have some yard/courtyard space.
  4. Pets, Lots of places have restrictions on what types and how many pets you can have.
  5. CC&R’s, this is a BIG issue.  Most condo complexes are VERY strict on what you can and can not do, have or be.  LOL
  6. Some people don’t want  or need a big house or yard.
  7. Gated vs. Not Gated, again, it’s a personal choice.  Some condo complexes have very high fees per month because of the community pool, exercise room and Gate.
  8. Bus line, many apartments and condo complexes are near bus lines.
  9. Wall space, I think we all know that when we are sharing walls the chances of hearing your neighbors increases.
