Are interest rates rising? Yes, they are slowing inching their way up. Let’s face it, interest rates are still low. Back in the late 80’s I paid over 18% interest on my house loan, grant you back then prices of homes weren’t what they are today so the amount I was borrowing wasn’t that much so it’s hard to compare.
Many people start to panic when they see interest rates going up. I don’t blame them. It can make a huge difference on the property you are interested in. For instance, just a quarter of a percent can change your payment hundreds depending on how much you are borrowing.

Hello again everyone,
Are you looking for a Las Vegas, NV Realtor to help you with the sale of a home that is in probate? You’ve come to the right place. I can help you. Feel free to give me a call anytime. I can assist you through what can be a very challenging event. Maybe you’ve never had to do a probate sale before. No worries, I’ll help you through the whole process.
How do you avoid probate on a home?
Here’s some suggestions for you.
- Make a Living Trust. I can’t stress it enough. The way to avoid probate is simply to create a living trust.
- Name your beneficiaries on all retirement, bank accounts and other accounts that pertain.
- File Joint Tenancy with a Right of Survivorship. If you have questions about this let me know.
Wills do not have to go through probate unless you want to transfer ownership of assets owned by the testator, or the person who wrote the will, to her/his living beneficiaries. Some states provide legal options for doing it through simplified procedures for limited estates.
What needs to go through probate?
Assets that generally do not go through probate are, Firstly, jointly owned assets that transfer to the surviving owner; Secondly, assets that have a valid beneficiary designation; and then Thirdly assets that are in a trust. However, these assets do not always avoid probate.
Probate is the court-supervised process of the gathering of the deceased person’s assets and distributing them to creditors and inheritors. If you are the executor, your probate process will depend on if your state has adopted the Uniform Probate Code (UPC), which is a set of probate laws written by a group of national experts.
Take care, Penny O’Brien (702) 321.9383.

I’m happy you’re here. What’s your house worth? Are you looking to sell? Give me a call and we can discuss your housing situation. Whether you are selling an investment property a personal home, maybe it’s a home in probate and you’re the executor. I can help assist you in your Real Estate transaction.
Obviously it’s a good idea to let me see your property for an accurate account of what it’s value. The generic CMA, Comparative Market Analysis is a general comparison of other homes that have sold within your 5-6 mile radius of your home. A property/home that has sold within the past few months. It’s really impossible to compare homes without viewing it to get the maximize price for your home. One persons idea of a really nice house with upgrades can be truly distorted by their opinion of what really nice means.
I spend a substantial amount of time putting together a true CMA for you, one that gives you the accurate information of what your home is worth. I know the Las Vegas, Summerlin, North Las Vegas, SW and NW values of homes selling and how our Real Estate Market is at the time you’re ready to sell. Listen, our market is changing on a daily basis, I know that sounds strange but it’s always changing and it’s important to understand how it works and is working. Give me a call and we can discuss what you need and if it’s attainable. Thank you for your time. Stay safe. Penny O’Brien with RE/MAX Excellence. (702) 321.9383

If you think that we are lacking on vehicle accidents and fatalities here in Las Vegas, think again. Considering that I drive around the valley continuously I can honestly say our traffic is out of control in a horrible way. This morning I can upon a fatality, a motorcyclist lost his/her life in North Las Vegas. Ok, you’re probably thinking well, after all a motorcycle doesn’t have much protection, they should be more careful. Yes, that’s true but our “Car/ vehicle” drivers suck here (many of them). If you don’t believe me give it a whirl, get out there and drive, see what I see. You’re going to see idiots speeding like no tomorrow. You’ll experience all ages and nationalities driving very slow in the fast lane. People cutting others off. Lane changing the wrong way. Rear ending and people running people off the road.
The accidents are not located in isolated areas. It’s everywhere. I turned the corner the other day and there’s a car up the light pole in Summerlin, it’s puzzling to try to figure out what happened. There are a ton of hit and runs in Las Vegas. Hit and run of cars and pedestrians. On my way from Summerlin to the McCarran airport and returning to my office off Tropicana and Buffalo I saw 8 near misses and 4 separate accidents. Which encompassed 35 miles worth of traveling.
Solution to this horrible increasing problem would be to the crappy drivers. Stop talking on the phone, stop texting while driving. Both of which are illegal in the state of NV. PAY ATTENTION to what you’re doing. Slow down, stop fighting with the people in your car. Don’t drink and drive. Don’t Smoke weed while driving or before getting in your car. Stop taking illegal drugs and driving. Respect other drivers. Geez, perhaps understand you’re driving a vehicle that is capable of killing and harming others and yourself. DRIVING is a serious event. Take it seriously.
Stay safe out there, Penny

What’s trending in the housing market here in Las Vegas? Lots!! Prices are rising-up, up and away. The Median priced re-sale home is around $350k .
Every section of the Las Vegas Valley has New Homes under construction. Depending on your likings there are homes around $150k usually condo and townhomes, then the skies the limit, you name it you can upgrade it in a new home in Summerlin, Henderson, North Las Vegas, the SW and NW. Typically if you’re buying a new home most people send an average of $70k in upgrades at a home priced around $500k. Which could include, flooring, cabinets, countertops, elevation of the home, extensions, lighting and electrical upgrades and so much more. It’s all about personal taste and money when it comes to upgrading a new home.
There’s lots of buzz about the Raiders coming to Las Vegas. Many bars/food establishments have claimed themselves as “Raiders bars”, I spent a lot of time downtown Las Vegas this weekend and already some places have started advertising for game day. As more information about these bars pop up I’ll inform you via this blog.
Vegas Golden Knights are always trending because they have done so much for the city. During the horrible event on Oct. 1 2017 the Golden Knights took charge and showed the community how much respect they have for the victims, their families and the whole community in general. So much love and gratitude shined through a really rough time here. The one year anniversary of Oct. 1st is coming soon. there are many events planned for all people to come together to support one another. I am sure the VGK will be a part of it all.
Weed, yes, we have legalized marijuana. Many travelers arrive in Las Vegas and head straight to a dispensary. Some people think Disney Land is the happiest place in the world, others believe Las Vegas is, Las Vegas is by far a big adult playground.
To Keep up with what’s happening in Las Vegas just check in, thank you for now, Penny

Hi there everyone,
Yes! you’ve come to the right site if you’re looking into the HUD 184 Native American Indian Loan Program for Las Vegas, Summerlin, Henderson, Green Valley and the rest of Clark County.
I have helped many buyers with this program and can help you too. Give/send me a call, text or email at 702.321.9383 or GowithPenny@yahoo.com.
Whether you’re ready to buy now or in the future I can help guide you as I have helped many others with how the program works and if it’s right for you. Even if you’re not ready to buy that’s ok, we can discuss the program and prepare you for your future purchase.
It is a government funded program so there are requirements you must meet but that’s common of most financing situations available. If this program isn’t right for you I’m sure I can find you one that fits your needs.
Our Las Vegas housing market is hot right now, which means we have a very low inventory of homes for sale and more buyers than sellers. It makes for our housing market to be a little off balance. Las Vegas needs more sellers. Sellers know this and are asking for more than their properties are worth, sometimes not all sellers do this but many do. When they behave this way it drives up prices and sometimes the buyers who are financing a purchase get out bid by cash buyers. In those cases it is what it is.
Do not give up hope. I have successfully helped buyers purchase the home they wanted, they did not settle for less. I have a great track record with working with other Realtors and take great joy knowing that I can meet my clients expectations of being a Rock Star Realtor for them.

Thank you again for you time. Enjoy your life, Penny

Once every three years, the Federal Reserve conducts their Survey of Consumer Finances in which they collect data across all economic and social groups. Their latest survey data, covering 2013-2016 was just released not too long ago.
This survey revealed that the median net worth of a homeowner was $231,400 – a 15% increase since 2013. During the same time, the median net worth of renters decreased by 5% ($5,200 today compared to $5,500 in 2013).
So the bottom line is that the numbers reveal that the net worth of a homeowner is over 44 times greater than that of a renter.
Quietly saving money and owning your American Dream:
The “American Dream” is to own your own home, it’s also a way of “Saving” due to the growth in equity of the home. That is considering your home is going up in value.
Many people don’t invest in anything more than their home. They don’t save money, they don’t have CD’s or entertain the idea of investing in the stock market.
